What people check on the floor

The same worries come up in almost every thread about building a house. On the floor you can settle them in an afternoon.
  • It looked bigger on paper

    Stand in each room at its real size before the walls go up, not after, when framed rooms look smaller than anyone expected.

  • Can two people pass at the island?

    Walk the aisles around the island with someone else in the kitchen, and check where the dishwasher and fridge doors swing.

  • Will a king bed even fit?

    Stand where the bed goes and see what's left for nightstands, a dresser and the path to the ensuite.

  • The hallway and the stairs

    Pace the hallways and landings. A width that meets code can still feel like a tunnel.

  • Pantry, mudroom, laundry

    These are the rooms owners most often say they wish they'd made bigger. Walk them with your stuff in mind.

  • We can't agree on the plan

    If you and your partner want different versions, stand in both and decide together.

Why before permits

Until the plans go in for permits, a change is an edit to a drawing. After framing, the same change means new framing, and often new wiring and plumbing.

In Calgary, moving a wall or a door after it's framed costs $1,500 to $3,000, and a few small changes together typically add $6,500 to $12,000.

Calgary custom homes cost $495 to $1,135 per square foot to build, before land. A session costs a small fraction of that, at the point where changing your mind is still cheap.

Do my plans need to be final?

No. Close to final is the best time: the rooms are drawn, but a change is still an edit to a drawing. Builders like Daniel bring clients right before their plans go in for permits.

Should my builder or designer come too?

It helps. If the person who drew the plan is in the room, the changes you agree on go straight into the next version of the drawings.

What does it cost for a typical house?

Every session is quoted for the plan, by its size. Send your plan for a free quote and the studio replies with a price and a time. There's nothing to pay when you book.

Can we bring the kids?

Yes. Families often walk the plan together, and it helps to see the kids' rooms and the mudroom through their eyes.
