Since 4 August 2026, a Calgary lot can have a backyard suite or a secondary suite but not both, and a backyard suite needs parking again (The City of Calgary, 2026). The bylaw caps a backyard suite at 75.0 m² (807 sq ft) of floor area (Land Use Bylaw 1P2007, s.352), and the City's incentive closed to new applications on 28 September 2026 (The City of Calgary, 2026). Calgary builders price a suite over an existing garage at $80,000 to $150,000 (OAF Construction, 2026), or $200,000 to $350,000+ with a new garage underneath (Precision Construction & Decora, 2026).

What changed for Calgary backyard suites on 4 August 2026?

Council voted on 8 April 2026 to repeal citywide rezoning, and the repeal took effect on 4 August. That day, 99% of properties went back to their pre-2024 zoning. Council also reversed the suite rules that came with the 2024 rezoning (The City of Calgary, 2026).

In July 2026, Council made secondary suites a permitted use. City administration recommended the same for backyard suites, but Council kept them a discretionary use (Global News, 2026). Councillor Rob Ward, who moved the amendment, told Global News a backyard suite is "a new building and every parcel in the city is different." He said the discretionary route lets planners adjust for each lot and gives neighbours a chance to appeal.

Which City pages are out of date?

As of 5 October 2026, the City's own pages contradict the bylaw in places. The Building a backyard suite page and the Adding a secondary suite FAQ still say a property can have both suites. The rezoning page dates the zoning changes to 2024 in its update notice. The listed use matrix and the Land Use Bylaw amendments page also predate the repeal. Go by the bylaw, and call the Planning Services Centre at 403-268-5311 if anything's unclear.

For a sense of the odds, the City approved 190 of the 192 backyard suite development permit applications submitted in 2025 (Global News, 2026). Those applications went in under the old rules, so check parking and the one-suite limit first.

What happened to the Backyard Suite Incentive Program?

It's closed. The City launched it on 2 March 2026 with $10 million from the federal Housing Accelerator Fund (The City of Calgary, 2026). It paid up to $15,000 toward construction, plus amounts for servicing, accessible design and designs with no bylaw relaxations (The City of Calgary, 2026). Applications closed on 28 September 2026 (The City of Calgary, 2026).

So budget a new suite without a grant. Recipients also agreed to no short-term rental licence for one year for every $10,000 received.

How big can a backyard suite be in Calgary?

The size limits sit in section 352 of the bylaw, and districts can add their own (Land Use Bylaw 1P2007, s.352):

What does a backyard suite cost in Calgary?

For the builds below, Calgary builders' 2026 ranges run from $80,000 to $350,000+. The garage makes the biggest difference. Building a suite on a sound existing garage costs far less than building the garage too.

OAF's range assumes your garage and its foundation can carry a suite. If the garage is undersized or damaged, OAF says costs rise quickly. The City is blunter: most existing garages need extensive upgrades first (The City of Calgary, 2026).

Precision Construction & Decora's range covers a new double garage with a one-bedroom suite above, and it moves with finishes and servicing. Neither range is a quote, so get your own.

Fees change, so check the City's fee table again when you apply. Electrical, plumbing, mechanical and gas permits are separate.

Why walk a plan under 900 sq ft before you build?

In a suite capped at 75.0 m² (807 sq ft), every foot is doing a job. The bed, the sofa, the kitchen counter and the path between them all compete for the same floor. Council didn't raise the cap, so a tight plan gets fixed through its layout, and you settle that in the drawings, before the development permit.

A full-size walkthrough tests those choices while they're cheap to change. At the studio, your plan is lit from inside a walkable LED floor, room by room, with room names and dimension lines. Freestanding walls, a sofa, a dining table, chairs and a bathtub on wheels show what fits. Changes go up on the floor on the spot, and you keep the session recording.

On 13 September 2025, the studio hosted a backyard suite open house where Bode Plans showed one of its suite plans at full size (Bode Plans, 2025). Sessions are quoted by plan size, with nothing to pay at booking. The studio counts the whole plan, so a suite over a garage includes the garage. Can I have a basement suite and a backyard suite in Calgary?

Not since 4 August 2026. A property can have a secondary suite or a backyard suite, not both (The City of Calgary, 2026). If your house already has a secondary suite, you can't add a backyard suite. Two City pages still show the old rule, so confirm for your address.

Is the Calgary backyard suite incentive still open?

No. The Backyard Suite Incentive Program closed to new applications on 28 September 2026, along with the secondary suite incentive (The City of Calgary, 2026).

Can I build a backyard suite on top of my existing garage?

Only if an engineer reviews and approves the structure. The suite also needs footings below the frost line, 4 ft or deeper (The City of Calgary, 2026). The City also says most existing garages need extensive upgrades first.
