Permits issued, excluding cancelled ones. "Share of Calgary" is this community's part of the citywide count for the same project type and years. Declared value is what the applicant wrote on the permit application. It is not a quote and runs below real costs. Medians are shown only where a category has at least 5 permits. The new building came late and fast. Single-detached permits were 4 in 2023 and 3 in 2024, then 27 in 2025. Semis peaked earlier, at 28 in 2024. The 13 rowhouse permits had a median declared value of $1,180,337, which points to multi-unit buildings. Declared values are what the applicant wrote on the permit and run below real costs.

How big are the new houses?

If you're planning a house this size, the custom home cost guide covers real 2026 costs and the new home permit time guide explains where the days go.

Why are there so many backyard suites here?

The data shows the count, not the reason. Backyard suite permits went from 1 in 2024 to 4 in 2025 and 8 so far in 2026. In those same two years the City issued 9 secondary suite permits here, all classed as new construction, and none for altering existing space.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists suites the City has confirmed meet the rules, not every suite that exists. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.

The backyard suites had a median declared value of $114,392 (the applicant's figure, below real costs) and took a median of 63 days to issue. Most of the development permit applications (42 of 61) were on direct control land, with 9 more on land split between DC and S-SPR, and DC districts set their own rules, so the general rules in the site's backyard suites guide may not match your lot. One rule from that guide applies citywide as of October 2026: since 4 August 2026, a property can have a backyard suite or a secondary suite, not both.

Population and household figures are from the 2021 Census of Canada as published by the City of Calgary; dwelling types are from the City's 2019 civic census, the last one it ran. Newer communities have grown since. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.

Those figures come from before most of the new houses were permitted, so they say little about who's moving into the 2025 and 2026 builds. What they do show is that a new 2,800 sq ft house here sits beside an established community of small households, most in manufactured homes, with 80% of dwellings owner-occupied in 2019.

Walking a Greenwood/Greenbriar plan at full size

A house near 2,900 sq ft with a backyard suite behind it is two plans that share a yard. The questions are about the space between them: how far the suite sits from the back door, where its entrance faces, and whether the main house's kitchen looks straight into it. At the studio, the plan is lit at full size on a walkable LED floor, a floor or a wing at a time for a house this size, with room names and dimension lines.

Elevations go up on a wall-size screen behind the floor, so you can check what the suite's windows see. Changes are made on the spot and every session is recorded for you to keep. Send the PDF or DWG at least three days ahead. The quote is free and based on the plan's size: see pricing, book a session, or browse the communities hub.
