Key takeaways

  • Haskayne accounted for 861 of the Northwest's 1,136 new single-detached permits from January 2023 to 29 September 2026, or 75.8%.
  • 88 new Haskayne houses were 3,000 sq ft or more on the permit, the highest count of any community in the data.
  • The median new house grew from 2,229 sq ft on 2023 permits to 2,326 sq ft in 2025 and 2,473 sq ft so far in 2026.
  • Haskayne had 107 deck permits, the most of any community and 4.1% of Calgary's total.

  • Special purpose districts cover about 76.3% of Haskayne, the second highest share of the 97 communities, and residential districts about 22%.

How big are new houses in Haskayne?

Mid-range at the median, large at the top end, and getting bigger. The median was 2,268 sq ft across all four years, with 236 of 861 houses (27%) at 2,500 sq ft or more.

The year-by-year medians show the drift upward: 2,229 sq ft in 2023, 2,255 sq ft in 2024, 2,326 sq ft in 2025 and 2,473 sq ft on permits issued to the end of September 2026. Only 36 houses were under 1,500 sq ft.

A 3,000 sq ft plan raises questions a 2,000 sq ft one doesn't: whether a big great room feels empty, how far the primary bedroom sits from the kids' rooms, and whether the walk from the garage to the pantry is too long. The king bed clearances page and the custom home cost guide help size the rooms and the budget. The median declared value on a Haskayne house was $376,530, but that's what the applicant wrote on the permit, and it runs well below the real cost of building.

What else are Haskayne owners building?

Decks and garages. Owners took out 107 deck permits, more than in any other community, at a steady 24 to 32 a year, and 274 detached garage permits.

Permits issued, excluding cancelled ones. "Share of Calgary" is this community's part of the citywide count for the same project type and years. Declared value is what the applicant wrote on the permit application. It is not a quote and runs below real costs. Medians are shown only where a category has at least 5 permits. Haskayne also had 150 semi-detached permits, 35.7% of the Northwest total, and 35 rowhouse permits, 24 of them in 2025. Garage permits had a median declared value of $46,677 and a median of 10 days to issue; decks had $5,751 and 13 days. The detached garage cost guide gives the prices builders publish.

Deck permits running at roughly one for every eight new houses suggests outdoor space is part of the plan from the start here. If your deck comes off the kitchen or a walkout, decide its door and height while the main floor is still being drawn.

Are there suites in Haskayne?

A few. The City issued 56 Haskayne permits for suites made by altering existing space and 18 for suites classed as new construction, each 0.8% of Calgary's totals.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists 261 Haskayne suites, with 95 added in 2025. Of 64 development permit applications, 14 were for suites, and all 40 decided so far were approved, at a median of 32 days. R-G is the district with the most applications, and as of October 2026 a secondary suite is a permitted use there. If you're thinking about one, the legal basement suite guide covers ceiling height, egress windows and parking.

How much of Haskayne is still to come?

A fair share. About 29.2% of Haskayne's area is S-FUD, which the City labels Future Urban Development, the sixth highest share among the 97 communities, and R-G covers only 16% so far.

The rest is mostly special purpose land too. S-UN, Urban Nature, takes 20.3%, S-R, a recreation district, 14.5%, and S-CRI, City and Regional Infrastructure, 8.6%. Add S-FUD and the special purpose districts reach 76.3% of Haskayne, against about 22% in residential districts, so the houses here sit in a fairly small share of the land. Look up your own lot on the City's land use map before you plan around a view or a back lane.

Walking a large Haskayne plan at full size

A large plan that doesn't fit on the studio floor at once is walked a floor or a wing at a time. Each storey is lit at 1:1 on the walkable LED floor, with room names and dimension lines, and the elevations go up on the wall screen behind. That's where you find out whether a big great room feels generous or bare with the studio's sofas and coffee table in it, and how far it really is from the primary suite to the laundry.

Every change shows up on the floor right away, and the two-hour session is recorded for you. Send the PDF or DWG three days ahead. The quote is free and set by the plan's size: see pricing, book a session, or look through the communities hub.
