A custom home costs roughly three to four times as much per square foot as a standard build. Altus Group's annual cost guide covers nine Canadian markets, and its 2026 figures are current as at January 31, 2026. Here are three Calgary rows from page 5 of the 2026 Canadian Cost Guide:

Altus says quality, the building's shape and size, the schedule, the site and the type of contract decide where you land in the range. Its rates also assume a level, open lot with stable soil. A sloped acreage or a tight infill lot sits outside those assumptions.
Measure the right area, too. Altus counts floor area to the outside face of the exterior walls and leaves the garage and unfinished basement out. It warns that using the zoning floor area from your drawings can understate costs by as much as 12% (Altus Group, 2026).
What does the per-square-foot price leave out?
Everything except construction. Altus's rates cover hard costs only, and its notes list what sits outside them. For a house, the big items are:
- land and related costs
- the federal Goods and Services Tax (GST)
- architectural and engineering fees
- permits and development charges
- site development, surveys and soil tests
- interest and lender fees
- contingency
Osprey Homes, a Calgary custom builder, gives a similar list of costs its clients overlook. It names site preparation and utility hookups, permit fees and inspections, outdoor work, upgraded finishes and change orders during construction. It suggests a 15 to 20% contingency (Osprey Homes, 2025).
What does a 2,500 or 3,500 sq ft custom home cost to build?
At Altus's rates, a 2,500 sq ft custom home costs $1.24 million to $2.84 million to build. A 3,500 sq ft home costs $1.73 million to $3.97 million. Both are hard construction costs only, with no land, GST, design fees, permits, site work or contingency.

Now put that beside the City's number. The median new single-detached home in Calgary sold for $805,000 in 2025 (The City of Calgary, 2026). That figure comes from the Canada Mortgage and Housing Corporation (CMHC). Its survey counts the unit, the land and net GST in the price (CMHC).
So even the cheapest line in this table costs more to build than the median new house cost to buy, lot included. Homes over $1 million are also becoming more common. They made up 18% of new single-detached sales in the city in 2025. Five years earlier, the share was 10% (The City of Calgary, 2026).
What do Calgary building permits say new houses cost?
They give a local floor, not a price. Every new house in Calgary needs a building permit, and the application states a construction value. Here are the 2025 medians from the City's open data:

For a new house, that value sets the permit fee. The City charges $112 plus $10.14 per $1,000 of construction value, counting labour and materials, with the trade permits included (The City of Calgary, 2026). At the $348,815 median, that's about $3,650 plus a 4% Safety Codes Council fee.
As a cost guide, though, it falls short. It leaves out land, GST and design fees, and it's written before the build starts, so it can't include change orders. It also covers every new house, not just custom ones. Divided by the construction area on each permit, the 2025 median works out to about $161 per sq ft (calculated from The City of Calgary's open data on 5 October 2026). That's below even Altus's $180 floor for a standard house, so use it as a lower bound.
What cost do people forget to budget for?
Change orders. A change order is a priced, written change to the work after you sign the contract, such as moving a wall or widening a window. Osprey Homes lists them among the costs clients overlook. Some come from hidden problems or builder errors, and the ones you start yourself come from decisions made after signing.
One large dataset shows the scale. Across 18,229 completed American building projects, change orders added 3.2% to the cost of the smallest projects on average. For projects worth $1 million to $5 million, the average was 5.04% (AIA Contract Documents, 2023). Every home in the worked example above falls in that band.
This is American data across 22 building types, so treat it as a yardstick for a Calgary house. At the 5.04% average, change orders would add:

The average hides a long tail. For projects in that band, the report's typical range tops out at 15.19%, so about one project in ten went further.
What does it cost to move a wall in Calgary?
In Calgary, moving a wall or door costs $1,500 to $3,000 including markup, according to a local contractor's 2026 price guide. OAF Construction, a Calgary and Airdrie renovation company, published these change-order prices in February 2026 (OAF Construction, 2026):

OAF wrote its guide for basement renovations, so read it as a local price signal rather than a new-build quote. Its markups run 15 to 25% on materials and 20 to 30% on labour. Subcontracted work carries 15 to 20%.
One example from the same guide: after framing, a City inspector found a wall 6 inches off the permit drawings, and moving it cost $1,800. That one was the contractor's error, but the lesson holds for owners. A line on a drawing is cheap to move. A framed wall isn't.
Lock the layout before you sign the build contract
The cheapest time to change a layout is before you sign. Osprey Homes says decisions made in planning are "far less expensive than making changes once construction begins" (Osprey Homes, 2025). OAF's advice is to settle every decision before work starts. Five ways to keep the change-order line small:
Settle every room before you sign. OAF says a contract should spell out exact room dimensions and layouts, plus every finish. A builder can't firmly price a layout that's still moving.
Test the plan against how you live. Broadview Homes, a Calgary builder, warns that a room's listed dimensions can make it seem big enough when it isn't. It suggests measuring your furniture, charting it on graph paper and walking several showhomes (Broadview Homes, 2017).
Plan for the next 10 to 15 years. Osprey suggests thinking now about wider doorways, a main-floor bedroom and extra storage. It says choices like these can save an expensive renovation later.
Write the change process into the contract. OAF lists what it should state: what triggers a change order, how changes get priced and approved, and the markup percentage. Approve every change in writing, never verbally.
Hold a contingency. Osprey suggests 15 to 20% for unexpected costs. The fewer layout changes you make after signing, the more of it you keep.
