What are Pine Creek's new-construction suite permits?
They're suite permits the City files under its New work class, meaning the suite is built as new construction. That can happen in a brand-new house or an older one, and the data doesn't say which. Pine Creek's 80 are the fifth most of 97 communities and the most in the South sector. They had a median declared value of $62,179 and took a median 12 days to issue, against 15 days for suites created by altering existing space.
If your house is still on paper, that's the cheapest time to settle a suite: the side door, the window wells and the stair can be placed from the start instead of cut in later.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists suites the City has confirmed meet the rules, not every suite that exists. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.
The City also issued 222 Pine Creek suite permits for altering existing space, with 86 in 2025 alone. Few went through a development permit: there were 28 suite applications among 103 development permit applications of all types. R-G covers about half of Pine Creek (49.9%), and as of October 2026 a secondary suite is a permitted use there, so one that meets every zoning rule goes straight to a building permit. Our legal basement suite guide has the full rules, including the one-suite-per-lot limit that began on 4 August 2026.
The declared values are what applicants wrote on their permits and run below the real cost of a suite.

Permits issued, excluding cancelled ones. "Share of Calgary" is this community's part of the citywide count for the same project type and years. Declared value is what the applicant wrote on the permit application. It is not a quote and runs below real costs. Medians are shown only where a category has at least 5 permits. The median shifted down after 2023: 2,241 sq ft that year, 2,067 sq ft in 2024 and 1,947 sq ft in 2025, before 2,081 sq ft on 2026 permits so far. Only 18 houses were 3,000 sq ft or more. A house near the median with a suite planned below has two kitchens and two entrances inside one footprint, so circulation matters more than square footage. The basement ceiling height guide and the egress window guide cover the two rules that shape the suite level most.

R-Gm covers another 6.7%. In both R-G and R-Gm a backyard suite is also a permitted use as of October 2026, though no backyard suite permits were issued in Pine Creek in the period. The backyard suites guide covers the rules for those. Look up your lot on the City's land use map.
Planning a Pine Creek house and suite at full size
The useful moment is before the builder finalizes the foundation. At the studio, both levels are laid out at 1:1 on a walkable LED floor, one at a time, so you can walk the main floor, then the suite, and see whether the suite's entry and stair land where a tenant or a parent can use them without crossing your living room. Freestanding walls and a bathtub on wheels let you test the suite bathroom at full size.
Changes are shown on the floor while you're there, and the session recording is yours to keep. Send your builder's PDF or DWG at least three days ahead. The quote is free and depends on the plan's size: see pricing or book a session. The communities hub lists other areas.
