City of Calgary open data shows 7 backyard suite permits issued here from January 2023 to 29 September 2026, the most of any community in the South sector, along with 26 new semi-detached homes and 89 renovations. The 2021 census found 19% of Acadia's residents were 65 or older and 37% of households were one person.

Population and household figures are from the 2021 Census of Canada as published by the City of Calgary; dwelling types are from the City's 2019 civic census, the last one it ran. Acadia's housing is split almost evenly. The 2019 civic census counted 2,282 single-detached dwellings and 2,026 apartments among 5,046 dwellings, so 40% were apartments, the ninth highest share of the 87 communities profiled here. Another 93 were manufactured homes, a type only three of the 87 communities profiled here had a higher share of. About 51% of dwellings were owner-occupied.
With a fifth of residents 65 or older and very few new houses, the data suggests Acadia's planning time goes into adapting the homes already there: a backyard suite, a main-floor bedroom, or a basement for a family member.
How do backyard suites fit into Acadia?
Steadily, a few a year. Acadia had 2 backyard suite permits in 2023, 1 in 2024, 3 in 2025 and 1 through 29 September 2026. The median took 44 days to issue and carried a declared value of $124,883, which is what the owner wrote on the permit and runs below the real cost.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists suites the City has confirmed meet the rules, not every suite that exists. Secondary suites were more common: 26 permits altered existing space into a suite, and 9 were in the City's New work class, suites built as new construction in a new or an existing house. The alteration permits had a median declared value of $79,029. Thirty of Acadia's 196 development permit applications were for suites, and every one of the 159 decided applications was approved.
As of October 2026, a backyard suite in R-C1 is discretionary, so it needs a development permit, and a lot can hold one suite, not both kinds. The backyard suites guide carries those rules and real cost ranges, and the legal basement suite guide covers the basement version.
What else is being built in Acadia?
Renovations, garages and pairs of homes. The City issued 89 renovations, 74 detached garages and 28 basement developments, and 26 semi-detached homes where only 3 new houses went up.

Permits issued, excluding cancelled ones. "Share of Calgary" is this community's part of the citywide count for the same project type and years. Declared value is what the applicant wrote on the permit application. It is not a quote and runs below real costs. Medians are shown only where a category has at least 5 permits. The semis came in a burst: none in 2023, 18 in 2024, 5 in 2025 and 3 through 29 September 2026. They took a median 55 days to issue. At $155,513, their median declared value was lower than every other community with enough semis to report one. As always, that's the applicant's figure, below real build costs.
Basements here are declared bigger than most. Acadia's 28 basement permits had a median declared value of $47,704, seventh highest of 87 communities, and took a median 15.5 days. Additions numbered 12, with a median of $44,260 and 49 days to issue; the home addition cost guide puts real costs on one.

Residential districts cover 54.7% of Acadia in all, special purpose districts 23.9% and multi-residential 10.8%. Commercial districts take 8.9%, more than in all but two of the 97 communities profiled here, which fits the 32 development permit applications that named C-COR3 and C-C2. R-C1 drew 55 applications and R-CG 41. A secondary suite is a permitted use in R-C1 as of October 2026. Look up your parcel on the City's land use map before you plan.
Walking an Acadia backyard suite at full size
A backyard suite for a parent has to work for someone who may use a walker later: a clear path from the bed to the bathroom, a shower without a step, room to turn in the kitchen. On the studio's walkable LED floor, the suite is lit at full size with room names and dimension lines, and you can walk it at the pace of the person who'll live there. A bathtub on wheels, chairs and freestanding walls can be moved in to test the tight spots.
Changes appear on the floor as they're made, and the session is recorded for you to keep. Send the plans as a PDF or DWG at least three days before. Every plan gets a free quote based on its size: see pricing, book a session, or browse the communities hub.
