New houses in Yorkville split almost evenly into three sizes, with a hard stop at the top. Of 295 new single-detached houses permitted from January 2023 to 29 September 2026, 89 were 1,500 to 1,999 sq ft, 106 were 2,000 to 2,499 sq ft and 99 were 2,500 to 2,999 sq ft, according to City of Calgary open data. None were 3,000 sq ft or more, and those permits were issued in a median of just 15 days.

Key takeaways

  • 99 of Yorkville's 295 new houses (34%) were 2,500 to 2,999 sq ft on the permit, the 12th highest share of the 74 communities profiled here with house sizes, yet none reached 3,000 sq ft.
  • The median new Yorkville house permit took 15 days from application to issue, tied with three other communities for second fastest of those 74.
  • Yorkville had 49 rowhouse and townhouse permits since 2023, the third most in the South sector after Belmont and Alpine Park.
  • Semi-detached permits reached 22 in 2026 to 29 September, more than in 2024 and 2025 combined (14).
  • Alteration permits that turned existing space into a suite went from 5 in 2023 to 26 in 2024, and the City's registry added 65 Yorkville suites in 2025 alone.
  • In the 2021 census Yorkville had 265 households; since 2023 the City has issued 295 new house permits there, which suggests most of today's community is newer than that count.

How big are new houses in Yorkville?

The median was 2,212 sq ft on the permit, and it barely moved by year: 2,224 sq ft in 2023, 2,164 in 2024, 2,224 in 2025 and 2,099 in 2026 to date. What stands out is the spread around it.

Only one Yorkville house was under 1,500 sq ft, and none were 3,000 or more. So a buyer here is choosing within a fairly fixed range, and the real choice is which of the three bands. Going from about 2,200 sq ft to about 2,800 sq ft adds roughly 600 sq ft, and whether a plan spends it on a bonus room, a fourth bedroom or bigger main rooms is easier to judge standing in it. The bedroom size guide and the king bed clearances page set out what fits.

The median declared value on a new Yorkville house was $353,969. That's what the applicant wrote on the permit, and it runs below the real cost of building. The custom home cost guide covers what building actually costs in Calgary.

What else is being built in Yorkville?

Attached housing, more than most South communities. Besides single-detached houses, the City issued 54 semi-detached and 49 rowhouse or townhouse permits since 2023.

Permits issued, excluding cancelled ones. "Share of Calgary" is this community's part of the citywide count for the same project type and years. Declared value is what the applicant wrote on the permit application. It is not a quote and runs below real costs. Medians are shown only where a category has at least 5 permits. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.

Semi-detached permits swung from 18 in 2023 to 4 in 2024, then 10 in 2025 and 22 so far in 2026. Rowhouse and townhouse permits ran between 11 and 18 a year from 2023 to 2025, with 8 so far in 2026. A rowhouse permit may cover a building of several homes, which would explain why its median declared value, $829,896, is so much higher than a house's.

Work on finished homes is still small. There were 64 basement developments, 17 decks and 13 detached garages, and only 3 additions and 5 renovations. A basement permit had a median declared value of $26,290 on the application and took 8 days to issue.

Are suites going into Yorkville homes?

Yes, and most suite permits here altered existing space. The City issued 62 alteration permits that converted existing space into a suite and 10 suite permits classed as new construction (the City's New work class).

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists suites the City has confirmed meet the rules, not every suite that exists. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.

The registry lists 142 Yorkville suites, with 5 added in 2023, 33 in 2024, 65 in 2025 and 37 to date in 2026. An alteration permit for a suite took a median of 24 days to issue, and its median declared value was $69,022. That's what the applicant wrote on the permit, and it runs below real costs.

Development permits are rare here: 36 applications since 2023, all 31 decided so far approved, at a median of 33 days. Twelve were for secondary suites. As of October 2026, the site's legal basement suite guide lists a secondary suite as a permitted use in R-G and R-1s, Yorkville's two largest residential districts, so a suite that meets every zoning rule now skips the development permit.

What is Yorkville zoned for?

Mostly low-density homes, with a large direct control area. R-G covers 36.6% of the community, DC 14.1% and R-1s 12.3%, the largest R-1s share of any Calgary community. Natural areas (S-UN, 10.8%) and school and park reserve (S-SPR, 10.3%) round out the top five.

Direct control districts carry their own rules, written for that site, so if your lot is DC, the general suite and garage rules may not apply. Ten of Yorkville's development permit applications were on DC land. Check your lot on the City's land use map before you plan a suite or a garage. Multi-residential districts cover 8.8% of the area. The biggest piece is M-G, which the City labels Multi-Residential At Grade Housing, at 3.7%, the fourth largest M-G share of the 97 communities profiled here.

Population and household figures are from the 2021 Census of Canada as published by the City of Calgary; dwelling types are from the City's 2019 civic census, the last one it ran. The City's 2019 civic census found 118 dwellings, 62 of them single-detached and 36 townhouses. Going by the permits since, the community has more than doubled, so treat those counts as a starting point, not a picture of Yorkville today.

Walking a Yorkville plan before you pick a size

If you're choosing between a 2,200 sq ft plan and a 2,800 sq ft one, the question is what the extra 600 sq ft buys you. At the studio, both versions can be walked at full size on a walkable LED floor, one storey at a time, with the bonus room or extra bedroom marked out and studio furniture set in place.

Changes show on the floor as you make them, elevations go up on the wall-size screen, and you leave with a recording of the session. Plans go in as a PDF or DWG three days before. The quote is free and set by the plan's size: see pricing, book a session, or see other South communities on the communities page.
