From January 2023 to 29 September 2026, City of Calgary open data counts 826 new houses permitted in Alpine Park, with a median of 2,122 sq ft, but only 86 suite permits that altered existing space and 7 suite development permit applications. Almost half of the community's land, 45.4%, is still zoned for future urban development.

House permits ran 212, 243 and 242 in the three full years, then 129 to the end of September 2026. Garages jumped from 63 in 2023 to 136 in 2024, which suggests many owners added the garage a year or so after moving in. The median garage permit took 20 days from application to issue, nearly as long as a new house permit (21 days). The median barely moved year to year: 2,203 sq ft in 2023, 2,106 sq ft in 2024, 2,115 sq ft in 2025 and 2,132 sq ft so far in 2026. 141 houses (17%) were 2,500 sq ft or more. Why are there so few suites in Alpine Park?

The permit data doesn't record reasons, but two things are visible. The first is timing: suite permits that altered existing space went from 3 in 2023 to 30 in 2024, 29 in 2025 and 24 to September 2026, so they're arriving as the first houses age. The second is how much of Alpine Park hasn't been built yet.

The City's registry lists 247 Alpine Park suites, with 105 added in 2025. Only 25 suite permits fell in the City's New work class, meaning the suite was built as new construction. Those permits had the quickest median of any work here, 7 days to issue, and the fastest of the 72 communities with a median for that work.

The biggest slice of the map is S-FUD, at 45.4%, which the City labels Special Purpose - Future Urban Development. Only one of the 97 communities has a larger share, so much of Alpine Park is zoned for development still to come, and a young housing stock may explain part of the suite gap. R-G is next at 21.9%, and there, as of October 2026, a secondary suite is a permitted use. Direct Control covers 11.8%, and a Direct Control district carries its own list of allowed uses, so the general rules may not apply.
