The residential land that is zoned is split. R-G covers about 10.5% and R-1N about 8.3%. M-G, which the City labels Multi-Residential - At Grade Housing, takes about 4.9%, the second highest M-G share of the 97, and that 14.3% multi-residential total ranks 12th of the 97, which fits the townhouse count. New-house permits peaked at 187 in 2024 and were 116 in 2025, with 78 issued in 2026 through September. The median declared value was $325,449 for a house. Townhouse permits carried a median of $1,141,950 because one permit covers a block of units, and they took a median of 56 days to issue against 17 days for a house. Declared values are what applicants wrote on the permit; they aren't quotes and run below real costs.
The semi-detached stop is sharp. After 74 permits in 2023 and 2024, there were none in 2025 or 2026 to date. The data doesn't say why; it may reflect which phases were open, so don't read it as a rule.
Why do Belmont garages keep coming?

The two middle bands hold most houses: 210 between 1,500 and 1,999 sq ft and 206 between 2,000 and 2,499. Another 57 were 2,500 to 2,999 sq ft and 44 were under 1,500. The median dipped to 1,911 sq ft in 2024 and rose to 2,093 sq ft in 2025. Floor area on the permit usually excludes the basement.

Of 89 development permit applications, 32 were for secondary suites, and 72 of the 73 decided were approved, at a median of 39 days. As of October 2026, Bylaw 26P2026 makes a secondary suite a permitted use across the low-density districts, so one that follows every zoning rule skips the development permit. A lot can hold a secondary suite or a backyard suite, not both. Only 2 backyard suite permits were issued in Belmont in the window. Those figures are a snapshot of the first residents; Belmont has added hundreds of houses since. In 2019 the civic census found 229 dwellings, split almost evenly between 114 detached houses and 115 townhouses.
