No Calgary community renovates more than Lake Bonavista. City of Calgary open data shows 180 renovation permits and 52 additions issued there from January 2023 to 29 September 2026, the most of all 97 communities for both. Renovations alone outnumbered every other project type here more than three to one, and the median Lake Bonavista deck was declared at $15,585, the second highest in Calgary, after Collingwood.

Key takeaways

  • Lake Bonavista's 180 renovation permits led Calgary, one ahead of Saddle Ridge, and made up 2.1% of the city's total.
  • Its 52 additions were also the most of any community, 3.3% of Calgary's additions and 14% of the South sector's.
  • Renovation permits fell from 60 in 2023 to 45 in 2024 and 44 in 2025; 31 more were issued in 2026 up to 29 September.
  • Lake Bonavista's 24 decks had a median declared value of $15,585, the highest of 73 communities, and its basements were second highest of 87 at $57,461.
  • Only 4 permits altered existing space into a suite, and the City's registry lists 19 Lake Bonavista suites, among the fewest of the communities profiled here.
  • In the 2021 census, 24% of residents were 65 or older, tied for the third highest share of 84 communities.

Permits issued, excluding cancelled ones. "Share of Calgary" is this community's part of the citywide count for the same project type and years. Declared value is what the applicant wrote on the permit application. It is not a quote and runs below real costs. Medians are shown only where a category has at least 5 permits. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.

Renovations had a median declared value of $40,000, eighth highest of the 87 communities profiled here, and took a median 15 days to issue. Declared values are what owners wrote on their permit applications and run below real costs, so treat them as a floor. If yours is a kitchen or a bathroom, the kitchen renovation cost guide and the bathroom renovation cost guide carry 2026 prices.

How big are Lake Bonavista additions?

Big for an addition. The median was declared at $119,348, seventh highest of 58 communities with a median, and permits took a median 31.5 days to issue.

Addition counts have been steady: 10 in 2023, 15 in 2024, 16 in 2025 and 11 in 2026 to date. Together with the renovations, that's a community expanding houses rather than replacing them. The home addition cost guide explains how size and storeys drive the price.

What about new houses?

They're rare. Only 9 new single-detached houses were permitted, though their median declared value of $630,988 was the highest in the South sector.

The 9 new houses had a median of 2,796 sq ft on the permit, and 4 were 3,000 sq ft or more. Nine is a small count, so read the bands as what was built, not a rule.

Who lives in Lake Bonavista?

Population and household figures are from the 2021 Census of Canada as published by the City of Calgary; dwelling types are from the City's 2019 civic census, the last one it ran. The 2021 census counted 10,145 people in 4,020 households, averaging 2.5 people. With 24% aged 65 or over, the work here suggests owners adapting houses to stay in them: a main-floor primary bedroom, a walk-in shower, a kitchen opened to the family room. The primary bedroom guide gives the clearances around a king bed.

Why are there so few suites in Lake Bonavista?

The data shows the low count, not the reason. Only 4 permits altered existing space into a suite and 1 was for a suite built as new construction, and owners filed 11 suite development permit applications since 2023.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists 19 Lake Bonavista suites, fewer than in 91 other communities with registry data. Backyard suites were steady at one a year, 4 in total, tied with Haysboro for third in the South sector. As of October 2026, a secondary suite is a permitted use in R-C1 and a backyard suite is discretionary there; the legal basement suite guide and the backyard suites guide explain both routes.

What is Lake Bonavista zoned for?

Mostly single houses. R-C1 covers 66% of the districted area, and the Land Use Bylaw describes it as single detached dwellings in the Developed Area (Land Use Bylaw 1P2007, s.384).

S-SPR, for schools and parks, covers 13.7% and S-R, for recreation, 10.3%, so about a quarter of the community is special purpose land. Multi-residential districts cover only 2.3%. Development permits were split between R-C1 (58 applications) and R-CG (55), with a median 42 days to a decision and 125 of 126 decided applications approved. An addition needs a development permit only when it breaks a bylaw rule, as the Calgary building permits guide sets out. Check your own lot on the City's land use map.

Seeing a Lake Bonavista renovation at full size

A renovation plan changes rooms you already know, which makes it easy to misjudge: the new island looks fine on paper until you stand between it and the fridge. At the studio, the plan is lit at full size on a walkable LED floor, so you can walk your existing kitchen against the new one and check the aisle widths with your own body.

The dining table, chairs and freestanding walls can stand in for an island or a new partition, and the bathtub on wheels shows whether a tub still fits once the shower is enlarged. Changes are drawn on the floor during the session, and you keep the recording. Send a PDF or DWG at least three days before. The quote is free and depends on plan size: see pricing, book, or look through the communities hub.
