A finished detached double garage costs $55,000 to $90,000 in Calgary in 2026, according to the March guide from Precision Construction & Decora (PCND), which prices turnkey builds (PCND, 2026). Package builders list far less: Venkor Group's 22 by 22 ft package starts at $30,126 (Venkor Group, 2026) and Alta Home puts most doubles at $24,000 to $35,000 (Alta Home, 2026). On top of either, the City of Calgary charges $333.84 for a new garage's building permit, as of October 2026 (The City of Calgary, garages).

What does it cost to build a garage in Calgary in 2026?

It depends first on whether the price is turnkey or a package. Here's what five Calgary builders publish, with the date of each guide:

PCND's ranges cover a finished build on a reasonably flat lot, including the slab, an insulated overhead door, basic electrical and the permit. Venkor says permits and design drawings are in its quote.

Why do Calgary garage prices disagree so much?

Because the builders price three different products under the same name. Suite Home Renovations names them: a supply-only kit, a package base price for "a perfect, level, lane-accessed lot," and a turnkey build on your real lot. On a package, it says, concrete upgrades, electrical service, demolishing an old garage and grading are often extra (Suite Home Renovations, 2026).

Per-foot numbers add their own gap. Falcon Contracting gives $40 to $70 per sq ft for a detached garage, which puts a 20 by 20 at $16,000 to $28,000, yet its overall range for a detached garage starts at $25,000 (Falcon Contracting, 2025). A per-foot price also hides fixed costs such as the permit.

So compare quotes on the same scope. PCND's list of things to check: the slab and footing detail, insulation, the door, electrical, permit fees, and final grading and cleanup.

What drives the cost of a garage?

The slab, heat and electrical, then finishes. These are the line items Calgary builders publish (PCND, 2026; Falcon Contracting, 2025), PCND's figures unless marked:

The slab size has a line in it. The building code lets a one-storey detached garage under 55 m² (592 sq ft), not built of masonry, sit on a 100 mm (3.9 in) concrete slab (NBC(AE) 2023, 9.35.3.1). The City asks for an engineer-designed slab once the slab passes 55 m² without a foundation 1.2 m (3 ft 11 in) below grade (The City of Calgary, garages). A 24 by 24 ft garage is 53.5 m², just under; 24 by 26 ft is 58.0 m², just over.

Width costs more than depth. Going wider means a bigger pad, longer trusses and often a second door, Suite Home says, so a 24 by 24 usually costs more than a 20 by 28 of about the same area. The garage size guide covers stall widths and truck depths.

Heat is a before-the-pour decision. PCND notes in-floor heat can't be added later without tearing out the floor.

What does the City charge for a garage permit?

$333.84 for the building permit, as of October 2026, plus an electrical permit, which the City requires for every new garage. Here's the City's list (The City of Calgary, garages; The City of Calgary, fee schedule 2026):

Sources disagree on large garages. PCND says a garage over 400 sq ft pays about $1,300. The City's schedule lists "Basement, garage, addition under 400 square feet" at $333.84, and its $1,302.08 line names only additions over 400 sq ft. The City's garage page shows $333.84 for a new garage with no size limit. Confirm with the City at 403-268-5311 before you budget. The Calgary building permits guide lists the other fees.

What does the City's permit data show for garages?

After new houses, detached garages were the City's most common residential permit class in 2025:

The garage values look calculated. In a query of the City's open data on 5 October 2026, 2,795 of the 2,854 new-garage values in 2025 were exact multiples of $96.44, which suggests the application sets the value at $96.44 per sq ft of floor area (The City of Calgary, open data). The median, $42,433.60, is exactly 440 sq ft, a 20 by 22 ft garage. The rate isn't on the City's fee calculator page, so treat this as a reading of the data.

So the typical permit is a 20 by 20 or 20 by 22, smaller than the 24 by 24 PCND calls the sweet spot.

How long does a garage permit take?

About 7 days by the City's estimate, and 10 to 12 weeks more when you need a development permit (The City of Calgary, garages). The open data says it's slower now: the median new-garage permit took 8 days in 2025 and 20 days from January to September 2026.

Garage relaxations decided in 2025, the development permits filed under the City's new accessory building category, took a median of 50 days to a decision and 81 days to release; 111 of 113 were approved (The City of Calgary, development permits). Which layout decisions change the price?

The ones that move the slab, the height or the use. Settle these on the drawings:

  • Under or over 55 m². Crossing it can mean an engineered slab.
  • Eave and roof height. Staying under 3.0 m at the eave and 4.6 m overall saves the $550 development permit and its weeks.
  • A suite later. PCND says retrofitting a suite onto a garage not designed for one costs far more; see the backyard suite guide.
