Once the framing is up, moving a wall or door in a Calgary house is typically a $1,500 to $3,000 change order, markup included (OAF Construction, 2026). Before permits, the same move is a revision to the drawings. Every stage the house passes makes the same change cost more.

A change order is the written, priced amendment a builder issues when the work changes after both sides sign the contract. OAF Construction, a Calgary renovation contractor, puts a typical run of small ones on one job at $6,500 to $12,000, markup included (OAF Construction, 2026).

Why does moving a wall cost more after framing?

Because every stage adds work that someone has to undo. On a drawing, a wall is a line. Once it's framed, it's studs and plates, often with wiring, pipes or ducts running through it. After drywall, it's all of that plus board, tape, mud and paint.

Architects call this the MacLeamy curve, after the architect Patrick MacLeamy. It first appeared in a 2004 white paper from the Construction Users Roundtable. The American Institute of Architects (AIA) reproduced it in its 2007 guide to integrated project delivery (AIA, 2007).

The chart runs from first sketch to construction and has two lines. One line falls. It shows your ability to shape what the building costs and how it works. The other line climbs, and it shows the cost of making a design change.

The curve illustrates a concept. It plots no measured data and carries no dollar figures, so this guide's prices come from Calgary contractors.

When does a change cost almost nothing, and when does it cost thousands?

It costs almost nothing while the house exists only on paper, and thousands once the wall goes up. Here's what moving one interior wall involves at each stage.

OAF's range comes from renovation jobs; on a new build, the price depends on what's inside the wall.

Framing is also when mistakes show up. In one example OAF gives, a City inspector finds a wall framed 6 inches off the permit drawings. Moving it is an $1,800 change order (OAF Construction, 2026). OAF's position is that when the mistake is the contractor's, the contractor should absorb it.

What do common changes cost in Calgary?

Small changes cost hundreds of dollars. Anything that touches structure, plumbing or stairs costs thousands. These 2026 figures come from three Calgary contractors: OAF Construction, Precision Construction & Decora (PCND) and Pinnacle Group.

OAF lists its figures as change-order prices. The others are what the work costs inside a planned renovation. Decide on the same change after the first version goes up and you also pay to undo it.

Kitchens show the spread best. PCND says moving the layout is what separates a $45,000 kitchen from a $90,000 one. Leave the sink, range and fridge roughly where they are, and the plumbing, gas and main wiring stay put. Move them and you're into City of Calgary permits and inspections (PCND, 2026).

PCND's advice is to settle the design before demolition starts. It calls mid-build changes "the single most expensive way to spend money on a renovation".

Basements show the top end. The stairwell and the side entrance are the two biggest lines in the table, and on a new build you decide both on the drawings.

What does it cost to remove a load-bearing wall in Calgary?

As of October 2026, Calgary contractors price it at $3,000 to $20,000 or more. The span, the beam and what's inside the wall set the price. Every job needs a structural engineer, a properly sized beam and a City building permit, because the permit covers moving or removing walls on any floor (The City of Calgary, 2026). What's in the wall adds to it. PCND says relocating the sink or stove, or removing a wall, can add $10,000 to $30,000 of plumbing, gas, electrical and structural work (PCND, 2026). Kay2 adds that older Calgary homes often turn up undersized beams or missing posts once walls are open, and it tells owners to hold back 10% to 15% for what demolition finds.

On a new build, none of this applies yet. Before framing, a load-bearing wall is a drafting and engineering change.

How much do change orders add to a whole project?

About 3% to 5% of the contract, on average. AIA Contract Documents and Catina studied the change orders on 18,229 completed American projects (AIA Contract Documents, 2023).

On the smallest projects, those under $500,000 in American dollars, change orders added 3.2% on average. That's $3,200 on every $100,000 of contract value. The highest average was 5.04%, on projects of $1 million to $5 million.

The data is American, and only about 8% of the projects were single-family homes (AIA Contract Documents, 2023). It also covers every kind of change order, from owner requests to surprises on site and code changes.

The useful part is the timing. Most change orders landed in the second half of projects, more so on bigger ones. That's the expensive end of the MacLeamy curve, where a change means undoing work that's already built.

OAF, for one, builds an 8% to 12% contingency into its fixed-price basement jobs to cover unknowns (OAF Construction, 2026).

Is rework as expensive as people say?

Probably less than the scary numbers suggest. In a study summarized by the American Society of Civil Engineers (ASCE), one contractor's quality managers totalled what fixing substandard site work had cost across their projects. It averaged 0.38% of contract value, or 0.76% counting fixes after handover (ASCE, 2026). Older studies, built on estimates, reported figures as high as 12.4% by lumping change orders and quality problems together.

That's one contractor, so it doesn't settle the question.

No amount of planning prevents some change orders. OAF counts water damage, mould, structural problems and outdated wiring found during demolition as legitimate change orders. No drawing or walkthrough shows you what's behind an old wall.

So the honest case for deciding early is a narrow one. It covers the changes you choose: the wall, the door, the stair, the island. Those cost more at every stage.

Where does a full-size walkthrough fit?

Right before permits, when the drawings are final and construction hasn't started. That's still the cheap end of the curve.

It's a written change to a contract's scope, price or schedule, agreed after signing. OAF's advice is never to approve one verbally. Get the description, the reason, a cost breakdown and the effect on the schedule in writing first.
