Glacier Ridge builds more semi-detached homes than any other community in Calgary. From January 2023 to 29 September 2026, the City of Calgary's open data shows 399 new semi-detached permits here, 7.2% of the city's total, next to 883 new single-detached houses. Those houses are small by new-community standards, at a median of 1,929 sq ft, but the median has risen every year, to 2,233 sq ft on 2026 permits so far.

Semi-detached permits held between 110 and 120 a year from 2023 to 2025, with 53 so far in 2026. Their median declared value was $189,422 per permit, against $313,166 for a single-detached house. Both are what the applicant wrote on the form, and both run below real build costs.

What should you plan for in a Glacier Ridge semi-detached home?

A narrow footprint, shared on one side. A semi gives up a side wall to the party wall, so every room takes its light from the front, the back and one side. That makes the stair position and the depth of the main floor the decisions that matter most.

Two land use points make semis here more flexible than in some districts. R-G is the largest single district, at about 40.3% of Glacier Ridge, and the site's backyard suites guide notes that a backyard suite can go with a semi-detached home in R-G and R-Gm, which is not the case in most other districts as of October 2026. A secondary suite is a permitted use in R-G too. A lot can have one or the other, not both, since 4 August 2026.

R-Gm covers another 5.9%. Much of the remainder isn't house lots at all: special purpose districts take 41.9% of the area, led by S-FUD (15.6%), which the City labels Future Urban Development, then S-UN, Urban Nature (10.3%), and S-SPR, School, Park and Community Reserve (10.2%). So expect parts of the community to keep changing as the held land is serviced. Check your parcel on the City's land use map before committing to a suite.

Across all four years, 417 of the 883 houses (47%) were between 1,500 and 1,999 sq ft, and 134 (15%) were 2,500 sq ft or more. If you're comparing a builder's plans from 2023 with what's offered now, expect the newer ones to carry more floor area. How quickly are suites and garages following?

Fast. Suite permits for altering existing space went from 41 in 2023 to 89 in 2024 and 78 in 2025, with 52 to September 2026, for 260 in all. Another 70 suite permits were classed as new construction (the City's New work class).
