Carrington issued 270 permits to turn existing space into a suite from 2023 to September 2026, 3.8% of Calgary's total, plus 83 classed as new construction.

Carrington owners have turned to suites faster than almost anything else since January 2023: 270 permits to create a secondary suite by altering existing space and 83 more suite permits classed as new construction, against 568 new houses, in the City of Calgary's open data to 29 September 2026. The 270 is 3.8% of every suite alteration permit in Calgary, from a community of 890 households at the 2021 census.

How common are suites in Carrington?

Very common, and the City's registry shows it. Carrington had 538 suites on the secondary suite registry, with 222 added in 2025 alone, more than in 2023 and 2024 combined (44 and 141).

The development permit numbers stand out. Carrington had 236 applications since 2023 and 114 were secondary suites. Of the 186 decided, 185 were approved and one was refused, with a median of 36 days to a decision. Lots zoned R-G drew 75 of the applications and R-1N drew 68.

As of October 2026, that has changed. Bylaw 26P2026, passed in July 2026, made secondary suites a permitted use across the low-density districts, so a suite that follows every zoning rule skips the development permit and goes to a building permit. A lot can also hold a secondary suite or a backyard suite, not both, since 4 August 2026. The 270 suite alteration permits had a median declared value of $64,624 and took a median of 22 days to issue. The declared value is what the applicant wrote on the permit; it isn't a quote and runs below real costs. Plan the basement around ceiling height and egress windows before anything else.

Who lives in Carrington?

Families with children, mostly in houses and duplexes. The 2021 census counted 2,750 residents, 28% of them aged 14 or under and 2% aged 65 or over.

Only 11% of households were one person, and 16% had five or more. In the 2019 civic census, 264 of 452 dwellings were detached houses and 141 were duplexes, with no apartments at all. Large households in houses suggest steady demand for a suite that can hold a grandparent or an adult child, as well as for a rental. That's a suggestion from the numbers, not something the census measures.

The 2,000 to 2,499 sq ft band holds 278 houses, close to half. Another 144 are 2,500 to 2,999 sq ft and 2 passed 3,000 sq ft. The median has barely moved, from 2,224 sq ft in 2023 to 2,301 sq ft in 2026 so far. Floor area on the permit usually excludes the basement, which matters if you plan to put a suite down there: the house above sets how much room the suite gets.

What else has Carrington built since 2023?

New houses come first by count. Carrington issued 568 new single-detached permits, 218 of them in 2023, and 126 semi-detached permits that rose from 6 in 2023 to 54 in 2025.

House permits slowed each year after 2023 (184 in 2024, 113 in 2025 and 53 so far in 2026), a sign the community's lots are filling. Basement developments ran steady at 47, 40 and 35 a year, with 21 so far in 2026, and took a median of 8 days to issue. What does Carrington's land use allow?

R-G is the biggest district in Carrington at about 33% of its area, ahead of S-TUC at 18.5%, direct control at 12.2%, S-SPR at 8.8% and R-1N at 7.7%. The City's Residential category covers 47.4% of the land, multi-residential another 3% and special purpose districts 35%. The City labels S-TUC a transportation and utility corridor and S-SPR school, park and community reserve, so neither is a residential district; Carrington's 18.5% in S-TUC is the eighth largest share of the 97.
