Saddle Ridge homes are planned around big families. The 2021 census put the average household at 4.1 people, the highest of any community in the City of Calgary's data, and since January 2023 owners have filed 409 development permit applications for secondary suites, more than anywhere else in the city. City of Calgary open data to 29 September 2026 also shows 412 suite permits for altering existing space, and a median new house of 2,363 sq ft.

Who lives in Saddle Ridge?
More people per home than anywhere else in the data. The census counted 24,365 residents in 6,005 households. Only 7% of households were one person, and 24% of residents were 14 or younger.

Population and household figures are from the 2021 Census of Canada as published by the City of Calgary; dwelling types are from the City's 2019 civic census, the last one it ran. Newer communities have grown since. The 2019 civic census adds a detail you won't see in most communities: 764 of the 6,266 dwellings (12%) were counted as converted structures, a higher count than every community in the data but one. Of those dwellings, 4,035 (64%) were single-detached, and 65% were owner-occupied.
Put those together and the typical Saddle Ridge plan suggests a house carrying more than one generation or more than one household. That changes the brief: a main-floor bedroom, a second living area, a bigger kitchen, and a suite that works for relatives as well as tenants. The bedroom size guide and the king bed clearances page help when you're fitting more bedrooms into the same footprint.
How big are new houses in Saddle Ridge?
Bigger than in most new communities. The median new single-detached house was 2,363 sq ft on the permit, and 2025's median reached 2,604 sq ft.
| Floor area on the permit | Houses |
|---|---|
| Under 1,500 sq ft | 8 |
| 1,500 to 1,999 sq ft | 100 |
| 2,000 to 2,499 sq ft | 107 |
| 2,500 to 2,999 sq ft | 94 |
| 3,000 sq ft and over | 63 |

Only 8 of the 372 new houses were under 1,500 sq ft. The median declared value on a new house was $374,884, which is what applicants wrote on the permit and runs below real construction costs. If you're weighing a custom build here, the custom home cost guide puts real numbers on it.
Why do so many Saddle Ridge suites go through a development permit?
Because of the land use. R-1N is the largest district in Saddle Ridge, at about 36.7% of its area, and until Bylaw 26P2026 in July 2026 the City's suite pages listed R-1N among the districts where a suite needed a development permit. Of 717 development permit applications since 2023, 409 were for suites and 184 were in R-1N.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists suites the City has confirmed meet the rules, not every suite that exists. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.
Nearly all were approved: 570 of 574 decided applications, with a median of 35 days to a decision. The registry now holds 1,251 Saddle Ridge suites, 255 of them added in 2025.
The rules have moved since. As of October 2026, the site's legal basement suite guide lists a secondary suite as a permitted use in R-1N, so a suite that meets every zoning rule can go straight to a building permit. A lot can now hold one suite, not both kinds. Eight backyard suite permits were issued here, all in 2025, and the median took 94.5 days; the backyard suites guide explains when one needs a development permit.

R-1N's 36.7% is the sixth largest share of that district among the 97 communities, though it's far from the whole picture. Special purpose districts take 31.1% of the land, led by S-SPR at 9.9%, and R-G covers 8.9%. R-1s adds 4.0%, just outside the table's top five. Check your own lot on the City's land use map before you plan.

Saddle Ridge's 16 additions had a median declared value of $44,312 and took a median 55.5 days to issue, the slowest of any work here after backyard suites. The home addition cost guide covers what one costs in practice.
Walking a Saddle Ridge plan at full size
For a large household, the walkthrough question is usually circulation: can two families share a kitchen at 6 p.m., and does the suite stair cut through the main living space? At the studio, the plan is lit at full size on a walkable LED floor, one storey at a time if it's large, and the dining table, chairs and sofas can be moved into place so you see the table in the room you've drawn. Elevations go up on a wall-size screen behind the floor.
Changes appear on the floor while you're standing there, and the session is recorded for you to keep. Send a PDF or DWG at least three days before. The quote is free and based on the plan's size: see pricing, book a session, or browse the communities hub.
Questions
Is Saddle Ridge a good place for a multigenerational home?
The data suggests Saddle Ridge already is one. Households averaged 4.1 people in 2021, 36% had five or more, and owners filed 409 suite development permit applications from 2023 to September 2026. Whether a given house works depends on its plan, not the postal code.
Do I still need a development permit for a suite in Saddle Ridge?
Often not, as of October 2026. R-1N is Saddle Ridge's largest district, at about 36.7% of its area, and since Bylaw 26P2026 a secondary suite there is a permitted use when it meets every zoning rule. You'd still need one if your design needs a relaxation, or for a backyard suite.
How large are new houses in Saddle Ridge?
New single-detached houses in Saddle Ridge had a median of 2,363 sq ft on permits issued from 2023 to September 2026. 42% were 2,500 sq ft or more, against 16% in Cornerstone in the same sector.
Are people still building new houses in Saddle Ridge?
Yes, but fewer each year. Saddle Ridge saw 156 new single-detached permits in 2023, 113 in 2024 and 60 in 2025, with 43 issued to 29 September 2026. Work on existing homes, like suite conversions and renovations, is a growing share of what's built.
How long does a suite take to approve in Saddle Ridge?
A Saddle Ridge suite permit for altering existing space took a median 29 days from application to issue from 2023 to September 2026, and one classed as new construction 22 days. Development permits of all types in Saddle Ridge took a median of 35 days to a decision.
