Additions are rare in Calgary's Northeast, and Martindale has more of them than anywhere else in the sector. City of Calgary open data shows 18 addition permits issued here from January 2023 to 29 September 2026, ahead of Saddle Ridge's 16, in a community where 2021 households averaged 3.7 people. Owners also filed 135 development permit applications for suites, the fifth most in Calgary.

Key takeaways

  • Martindale's 18 additions were 15.5% of the Northeast sector's 116, while the Northeast as a whole had only 7% of Calgary's 1,579 additions.
  • Martindale additions took a median 56 days to issue and had a median declared value of $51,067.
  • Owners filed 135 development permit applications for secondary suites, more than half of Martindale's 254 applications and behind only four communities.
  • Backyard suites arrived late: none in 2023 or 2024, then 4 in 2025 and 4 through 29 September 2026, with a median 103.5 days to issue, the slowest of 26 communities with a median.
  • Martindale had 136 renovation permits, the sixth most in Calgary, though yearly counts eased from 45 in 2023 to 31 in 2025.
  • In 2021, 29% of Martindale households had five or more people, tied for the third highest share of 84 communities.

Why do Martindale owners build additions?

The permits don't give reasons, but the households do. The 2021 census counted 14,540 people in 3,945 households, averaging 3.7 people, tied with Coral Springs for fourth highest in Calgary. Only 10% of households were one person.

Population and household figures are from the 2021 Census of Canada as published by the City of Calgary; dwelling types are from the City's 2019 civic census, the last one it ran. Newer communities have grown since. The houses are the other half of it. The 2019 civic census counted 3,553 single-detached dwellings among 4,270, about 83%, with no apartments at all and 499 converted structures. With so few apartments or townhouses in the community, the data suggests that when a household here grows, building out is a common answer.

Permits issued, excluding cancelled ones. "Share of Calgary" is this community's part of the citywide count for the same project type and years. Declared value is what the applicant wrote on the permit application. It is not a quote and runs below real costs. Medians are shown only where a category has at least 5 permits. The median declared value was $51,067, 25th of 58 communities. That's what the applicant wrote on the permit, and it runs well below what an addition costs. The home addition cost guide has 2026 ranges, and the bedroom size page helps if the addition is a bedroom.

Garages are still the biggest single build here, with 103 permits, and renovations the most common permit overall at 136. Martindale had no new house permits in the window.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists suites the City has confirmed meet the rules, not every suite that exists. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.

Building permits followed: 36 for altering existing space into a suite and 16 in the City's New work class, suites built as new construction, most likely inside existing homes since no new houses were permitted here. The alteration permits took a median 39 days to issue, slower than 72 of 80 communities with a median. The registry lists 367 Martindale suites, sixteenth in the data, adding 30 to 37 a year.

The 8 backyard suites are new. All were issued from 2025 on, with a median declared value of $129,227. As of October 2026 a lot can hold one suite, not both, and a backyard suite in R-C1N or R-C2 is discretionary. The backyard suites guide and the legal basement suite guide carry the current rules.

Development permit applications tell a slightly different story: R-CG was named 120 times, R-C1N 92 times and R-C2 33 times. Check your lot's district on the City's land use map, because an addition's setbacks and height come from it.

Walking a Martindale addition at full size

An addition has to join the house without wrecking what's already there: the hallway it opens from, the room it borrows light from, the stair it sits next to. On the studio's walkable LED floor, the existing floor and the addition are lit together at full size with room names and dimension lines, so you can walk from the old kitchen into the new room and feel where the opening lands. Freestanding walls, a dining table and a sofa can be moved in to test it.

Elevations go up on a wall-size screen behind the floor, changes appear on the floor as they're made, and the session is recorded for you. Send the plans as a PDF or DWG at least three days ahead. The quote is free and based on the plan's size: see pricing, book a session, or go back to the communities hub.
