The semis are the odd line: 4 in 2023, 108 in 2024 and none since. That suggests one phase of semi-detached lots, though the data doesn't record phases. Townhouses are few (24 permits), and their permits carried a median declared value of $1,285,583, since one permit usually covers a building of several units. The 1,500 to 1,999 sq ft band holds 217 houses, half the total, and another 147 were 2,000 to 2,499 sq ft. The yearly median has stayed between 1,802 and 1,948 sq ft. Permit floor area usually excludes the basement. Why are there so few suites in Wolf Willow?

Only 12 of 75 development permit applications were for suites. As of October 2026, a secondary suite is a permitted use in R-G and R-Gm, the districts that drew the most development permit applications here (30 for R-Gm, 23 for R-G), so a suite that follows every zoning rule goes straight to a building permit. Nineteen per cent of households were one person and 10% had five or more, a wider spread than the average suggests. Only 2% of residents were 65 or older. The mix suggests plans that need to flex: a main-floor den that can become a bedroom, or a basement roughed in for later.
