Haysboro barely builds new houses; its owners enlarge the ones they have. City of Calgary open data to 29 September 2026 shows 20 permits for additions since January 2023, tied with Evergreen for ninth most of the 97 communities profiled here, against a single new single-detached house. Add 77 renovation permits and 37 detached garages, and the picture is of an established community being reworked lot by lot.

Key takeaways

  • Haysboro had 20 addition permits from January 2023 to 29 September 2026, tied with Evergreen for the 13th highest count in Calgary and 5.3% of the South sector's additions.
  • The median declared value on a Haysboro addition was $88,084, 13th highest of 58 communities; that's what applicants wrote on the permit and runs below real costs.
  • Only one new single-detached house was permitted in the window, in 2023.
  • Detached garages had a median declared value of $54,006, the eighth highest of 87 communities, across 37 permits.
  • Apartments made up 1,774 of Haysboro's 3,655 dwellings (49%) in the 2019 civic census, the fourth highest share of 87 communities, and single-detached houses nearly all the rest.
  • 40% of Haysboro households were one person in 2021, tied for eighth highest of 84 communities.

Permits issued, excluding cancelled ones. "Share of Calgary" is this community's part of the citywide count for the same project type and years. Declared value is what the applicant wrote on the permit application. It is not a quote and runs below real costs. Medians are shown only where a category has at least 5 permits. The 20 additions ran at 6, 7 and 5 a year from 2023 to 2025, with 2 so far in 2026. They took a median of 53 days to issue, much longer than the 16 days for a renovation or 13 for a garage, so plan for that wait. The home addition cost guide sets out what additions cost in Calgary in practice.

New homes are a recent and small story: 3 semi-detached permits and 5 rowhouse or townhouse permits, all but one issued in 2026 to date. Renovation permits held at 21 to 24 a year from 2023 to 2025; the 10 in 2026 cover only part of the year.

Where do additions fit on a Haysboro lot?

That depends on the lot, but most lots share one district. R-C1, which the Land Use Bylaw 1P2007 names Residential - Contextual One Dwelling, covers 61.7% of Haysboro's area.

The rest is a mix. S-SPR, Special Purpose - School, Park and Community Reserve, covers 6.4%, and C-COR3, Commercial - Corridor 3, covers 6% yet drew 39 development permit applications, nearly as many as R-C1's 42. S-CRI, Special Purpose - City and Regional Infrastructure, takes 5.1% and I-G, Industrial - General, 3.6%. Because an addition has to work with the lot's setbacks and the existing house, check yours on the City's land use map before you draw.

Population and household figures are from the 2021 Census of Canada as published by the City of Calgary; dwelling types are from the City's 2019 civic census, the last one it ran. Newer communities have grown since. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.

The 2021 census counted 6,960 people in 3,440 households, averaging 2.0 people. Children 14 and under were 12% of residents, among the five lowest shares of 84 communities. Half the dwellings were owner-occupied in 2019. An average household of two suggests additions aimed at more space per person, like a bigger kitchen or a main-floor primary suite, more often than extra bedrooms. The king bed clearances page helps size a new primary bedroom.

Are Haysboro owners adding suites?

Yes, at a steady clip. Haysboro had 18 suite permits for altering existing space, 6 the City classed as new construction, and 4 backyard suites.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists suites the City has confirmed meet the rules, not every suite that exists. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.

The suite median declared values were $75,999 and $77,792, both in the top 11 of the communities profiled here, though they're what applicants wrote on the permit and run below real costs. As of October 2026, a secondary suite is a permitted use in R-C1, per the site's legal basement suite guide, so one that meets every zoning rule skips the development permit. A backyard suite still needs one, and since 4 August 2026 a lot can have one kind of suite, not both.

All 171 decided development permits since 2023 were approved, with a median of 41 days to a decision. The registry holds 66 Haysboro suites, 15 of them added in 2025.

An addition on an older house is about the join: where the old exterior wall opens up, how wide the new opening is, and whether the hallway still works. At the studio, the plan is lit at full size on a walkable LED floor, existing and new rooms together, with room names and dimension lines. A freestanding wall can stand where the old exterior wall is now, and a sofa and dining table can be set in the new room. Elevations go up on a wall-size screen behind the floor.

Changes show on the floor as you make them, and the recording is yours to keep. Send a PDF or DWG three days before. The quote is free and follows the plan's size: see pricing, book a session, or browse the communities hub.
