Edgemont is where the Northwest renovates. City of Calgary open data to 29 September 2026 shows 117 renovation permits since January 2023, more than any other community in the sector and eighth in the city, alongside 42 basement developments, 40 secondary suite permits and 37 decks. Only two new houses were permitted, so nearly all of this is work on homes people already own.

Key takeaways

  • Edgemont had 117 renovation permits from January 2023 to 29 September 2026, the most in the Northwest sector, ahead of Varsity's 115 and Bowness's 112.
  • Edgemont's suite permits classed as alterations of existing space had a median declared value of $85,365, second highest of 80 communities; that's what applicants wrote on the permit and runs below real costs.
  • Owners took out 42 basement development permits, issued a median of 11 days after application.
  • Edgemont had 37 deck permits, fifth in the Northwest, but only 4 detached garages.
  • 22% of Edgemont residents were 65 or over in 2021, the fifth highest share of 84 communities, and 83% of homes were owner-occupied in 2019.
  • Special purpose districts cover 34.4% of Edgemont's land, led by S-UN at 17.7% and S-SPR at 15.4%.

What are Edgemont owners renovating?

Interiors, basements and decks, mostly. The renovation count held at 29 to 34 a year from 2023 to 2025, with 21 so far in 2026, which is only part of a year.

Permits issued, excluding cancelled ones. "Share of Calgary" is this community's part of the citywide count for the same project type and years. Declared value is what the applicant wrote on the permit application. It is not a quote and runs below real costs. Medians are shown only where a category has at least 5 permits. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.

The renovation median declared value was $10,000, mid-table for the city (tied with 12 others at 42nd of the 87 communities profiled here). Basements are the bigger projects: 42 permits at a median of $44,980, the tenth highest of 87 communities. Additions added 19 more, at a median of $43,231, and were issued in a median of 26 days. All of these are declared values, what applicants wrote on the permit, and they run below real costs.

What Edgemont doesn't build is detached garages, just 4 in nearly four years, and new houses, just 2. Both are numbers worth knowing if you're weighing a rebuild against a renovation here. The kitchen renovation cost guide and the bathroom renovation cost guide put real prices on the two most common rooms.

Why are Edgemont's suites declared so high?

The permits can't say, but they're consistent. The 30 suite permits classed as alterations of existing space had a median declared value of $85,365, and the 10 in the City's "New" work class, suites built as new construction, had a median of $93,006, third highest of 72.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists suites the City has confirmed meet the rules, not every suite that exists. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.

That New class covers a suite built as new construction in a new or an existing house, so it says nothing about new houses. Together that's 40 secondary suite permits, with 15 in 2025 and 8 so far in 2026. Declared values are what applicants wrote on the permit and run below real costs, so treat them as a sign of scope, not a budget. The legal basement suite guide carries Calgary price ranges.

Of 149 development permit applications, 36 were for suites, and 124 of 125 decided applications were approved. The median was 35 days to a decision. The registry lists 122 Edgemont suites.

Population and household figures are from the 2021 Census of Canada as published by the City of Calgary; dwelling types are from the City's 2019 civic census, the last one it ran. Single-detached houses made up 4,403 of 5,437 dwellings (81%) in 2019. With 22% of residents 65 or over and 12% of households at five or more, the data suggests two groups planning at once: owners adapting a house to stay in it, and families making room, sometimes with a suite for a parent or an adult child. For a basement bedroom, check the egress window guide first.

What does Edgemont's zoning allow?

R-C1 covers 52.9% of Edgemont, and the Land Use Bylaw 1P2007 names it Residential - Contextual One Dwelling. As of October 2026, a secondary suite is a permitted use in R-C1, so one that meets every zoning rule goes straight to a building permit.

S-UN, Special Purpose - Urban Nature, covers 17.7%, and S-SPR, the school, park and community reserve district, 15.4%. R-C2 adds 5.7%. R-CG lots drew 53 development permit applications since 2023, yet R-CG isn't among Edgemont's five largest districts in the City's land use data from 5 October 2026, after the 2024 citywide rezoning was repealed on 4 August 2026. Walking an Edgemont renovation at full size

In an Edgemont renovation, the usual question is what happens when a wall comes out: how big the new kitchen and family room feel together, and where the island lands. At the studio, the plan is lit at full size on a walkable LED floor, and freestanding walls can show the before and after. A dining table and chairs can be set where you've drawn them, and elevations go up on a wall-size screen behind the floor.

You make changes on the spot and see them on the floor at once. The session is recorded for you to keep. Send a PDF or DWG at least three days before. The quote is free and based on plan size: see pricing, book a session, or browse the communities hub.
