Rocky Ridge is where Calgary's big new houses still go up one at a time. City of Calgary open data counts 70 new single-detached permits issued there from January 2023 to 29 September 2026, with a median floor area of 3,266 sq ft, the largest of any community that had 50 or more new houses in that window. Fifty of the 70 were 3,000 sq ft or more, and owners also took out 52 basement development permits.

Key takeaways

  • Rocky Ridge's 70 new single-detached houses had a median of 3,266 sq ft on the permit, fourth largest of 74 communities with a median and the biggest among those with at least 50 houses.
  • 50 of those 70 houses, or 71%, were 3,000 sq ft or more; only 6 were under 2,500 sq ft.
  • Rocky Ridge had the second most new single-detached permits in the Northwest sector, behind Haskayne's 861.
  • The median new house in Rocky Ridge was declared at $562,504, fifth highest of the 73 communities profiled here with a median.
  • Basement development permits in Rocky Ridge fell from 23 in 2023 to 5 in 2025, a far steeper drop than new houses, which went from 26 in 2024 to 21 in 2025.
  • Rocky Ridge had no new semi-detached or rowhouse permits at all, and only 3 detached garages.

How big are new houses in Rocky Ridge?

Big, and consistently so. The yearly median never fell below 3,200 sq ft: 3,211 in 2023, 3,331 in 2024, 3,235 in 2025 and 3,448 on the five permits issued in 2026 so far.

The bands leave little room for a modest house here. Fourteen were 2,500 to 2,999 sq ft, one was 2,000 to 2,499, four were 1,500 to 1,999 and one was under 1,500. The floor area on the permit usually leaves out the basement, so most of these houses have a good deal more space below.

At that size, a plan has rooms you've never stood in before: a second family room, a bonus room over the garage, a primary suite bigger than some apartments. The custom home cost guide shows what each extra square foot does to the budget, and the new home permit time guide covers the wait. In Rocky Ridge the median new house took 47.5 days from application to issue.

What else are Rocky Ridge owners building?

Mostly basements and renovations. After the 70 houses, the next biggest lines were 52 basement developments, 39 renovations and 18 decks.

Permits issued, excluding cancelled ones. "Share of Calgary" is this community's part of the citywide count for the same project type and years. Declared value is what the applicant wrote on the permit application. It is not a quote and runs below real costs. Medians are shown only where a category has at least 5 permits. Basement work has slowed faster than house building. Developments ran 23 in 2023 and 19 in 2024, then dropped to 5 in 2025, while new houses only eased from 26 to 21. The median basement was declared at $42,590, twelfth highest of the 87 communities profiled here with a median. Declared values are what the applicant wrote on the permit, and they run below the real cost of the work.

Additions were rare, at 7, and slow: the median took 57 days to issue, longer than in all but five of the 58 communities with a median. The home addition cost guide explains what drives that.

Can you put a suite in a Rocky Ridge basement?

Some owners have. The City issued 16 permits for altering existing space into a suite, steady at 3 to 5 a year, and 6 more in its New work class, suites built as new construction in a new or an existing house.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists suites the City has confirmed meet the rules, not every suite that exists. The alteration permits had a median declared value of $71,130 and took a median 40.5 days to issue, slower than in all but six of the 80 communities profiled here with a median. Rocky Ridge owners also filed 24 suite development permit applications since 2023, and all 71 decided applications of every type were approved. The registry lists 68 Rocky Ridge suites, 22 of them added in 2025.

As of October 2026, a secondary suite is a permitted use in R-C1, the main district here, and a property can have one suite, not both kinds. The legal basement suite guide covers the rest, including egress windows; the egress window guide shows the opening sizes.

What land use covers Rocky Ridge?

R-C1, at 39.9% of the districted area. The Land Use Bylaw describes R-C1 as single detached dwellings with "contextually sensitive redevelopment" (Land Use Bylaw 1P2007, s.384).

Direct Control covers 13.8%, and those parcels follow their own bylaw. S-FUD, at 6.1%, is the bylaw's holding district for land "awaiting urban development and utility servicing" (Land Use Bylaw 1P2007, s.1085). Check your parcel on the City's land use map.

Population and household figures are from the 2021 Census of Canada as published by the City of Calgary; dwelling types are from the City's 2019 civic census, the last one it ran. The 2019 civic census found 59% of the 3,181 dwellings were single-detached and 18% townhouses, and 77% were owner-occupied. With household sizes near the city's middle and houses well over 3,000 sq ft, the data suggests a lot of Rocky Ridge floor area goes to space per person, not more bedrooms.

Walking a 3,000 sq ft plan at full size

Large plans are where scale is hardest to judge on paper. At the studio, the plan is lit at full size on a walkable LED floor, and a house this size is walked a floor at a time. You can stand in the great room with the sofas placed, walk to the kitchen, and see whether a 3,266 sq ft house feels generous or just long.

Movable walls, the dining table and the bathtub on wheels let you test specific rooms. Elevations go up on the wall-size screen. Changes appear on the floor during the session, which is recorded for you to keep. Send a PDF or DWG at least three days ahead. The quote is free and set by plan size: see pricing, book a session, or return to the communities hub.
