How many Copperfield suites were permitted as new construction?

More than anywhere else in the Southeast. The City classed 57 Copperfield suite permits as new construction (its New work class): 15 in 2023, 26 in 2024, 10 in 2025 and 6 in 2026 to date. That last 6 came in a year with no new house permits at all, a reminder that the class describes the suite work, not the house around it.

Permits issued, excluding cancelled ones. "Share of Calgary" is this community's part of the citywide count for the same project type and years. Declared value is what the applicant wrote on the permit application. It is not a quote and runs below real costs. Medians are shown only where a category has at least 5 permits. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.

The new-construction suite permits took a median of 14 days to issue, with a median declared value of $59,297. Alteration permits for suites, which turn existing space into a suite, took longer: a median of 24 days, at $61,218. Both values are what applicants wrote on the permit and run below real costs. Alterations pulled well ahead in 2025, 37 to 10, and total 98 since 2023.

Whichever route your suite takes, the hard parts are the same: the side entrance, the stair, the window wells and the separate heating. The legal basement suite guide lists what a legal suite needs, and the egress window guide covers the bedroom windows.

Why did Copperfield have so many suite development permits?

Because of R-1N. Of Copperfield's 236 development permit applications since 2023, 115 were on R-1N land, 62 on R-G and 41 on direct control. Until Bylaw 26P2026 in July 2026, the City's suite pages listed R-1N among the districts where a secondary suite needed a development permit, and 108 of Copperfield's applications were for suites.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists suites the City has confirmed meet the rules, not every suite that exists. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.

Every one of the 181 decided so far was approved, with a median of 34 days to a decision. As of October 2026, a secondary suite is a permitted use in R-1N, R-1 and R-G, so a suite that meets every zoning rule now goes straight to a building permit. The registry lists 233 Copperfield suites, 59 of them added in 2025.

What else is in Copperfield?

A utility corridor, then low-density houses. S-TUC, which the City labels a transportation and utility corridor, covers about 37% of Copperfield, the largest S-TUC share among the 97 communities. R-1N is close behind at about 35.4%, followed by S-SPR (school, park and community reserve) at 7.1%, S-CRI (city and regional infrastructure) at 3.8% and R-1 at 2.9%.

Leave out the corridor and R-1N takes more than half of what's left. Special purpose districts add up to 50.3% of the area, the City's Residential category 39.5% and multi-residential 7.5%. The 2019 civic census still found plenty of attached housing: of 5,012 dwellings, 3,050 were single-detached (61%), 969 apartments and 921 townhouses, with 79% owner-occupied. Look up your own lot on the City's land use map.

The six rowhouse permits issued in 2023 took a median of 413 days from application to issue, the slowest median for that project type in the data.

Who lives in Copperfield?

A young population, by the census numbers. In 2021, 25% of Copperfield's 14,095 residents were 14 or younger, tied with seven other communities for the tenth highest share in Calgary, and only 4% were 65 or older.

Population and household figures are from the 2021 Census of Canada as published by the City of Calgary; dwelling types are from the City's 2019 civic census, the last one it ran. Households averaged 2.8 people; 21% were one person and 12% had five or more. A young, owner-occupied community with a high suite count suggests many basements are carrying either a rental or extended family, so it's worth deciding which before you draw the suite.
