In New Brighton, the project is the basement. City of Calgary open data on permits issued from January 2023 to 29 September 2026 shows 109 basement developments here, double the 52 renovations that came next and 1.6% of every basement permit in Calgary, and no permits for new houses at all. The 2021 census explains who those basements are for: 27% of New Brighton's 12,885 residents were 14 or younger.

Permits issued, excluding cancelled ones. "Share of Calgary" is this community's part of the citywide count for the same project type and years. Declared value is what the applicant wrote on the permit application. It is not a quote and runs below real costs. Medians are shown only where a category has at least 5 permits. Basement counts held steady: 28 in 2023, 35 in 2024, 26 in 2025 and 20 through 29 September 2026. The median permit took 8 days to issue and carried a declared value of $30,592. That's the figure the applicant wrote on the permit, and it runs below real costs; the legal basement suite guide has 2026 cost ranges from Calgary builders.

The five additions were small on paper, with a median declared value of $26,839, the third lowest of 58 communities with a median. Garages took a median 11 days to issue.

Who are New Brighton's basements for?

The 2019 civic census found 3,264 single-detached dwellings out of 4,320, about 76%, plus 693 townhouses. Owners lived in 3,537 of them, 82%, the eleventh highest rate of the 87 communities profiled here.

A family house with school-age kids suggests a basement that gets a bedroom or two, a bathroom, and a rec room big enough for a sectional and a TV wall. Each bedroom needs an egress window, and the ceiling height decides where you can put one; the egress window page and the basement ceiling height page give the code numbers, and the bedroom size page helps with furniture.

Are New Brighton basements becoming suites?

Some are. Of 65 suite permits since 2023, 41 altered existing space into a suite and 24 were in the City's New work class, which went from none in 2023 to 12 in 2025. That class covers a suite built as new construction in a new or an existing house, and with no new houses permitted here, these were most likely suites built out in existing homes. The alteration permits took a median 37 days to issue, slower than basements by about four weeks.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists suites the City has confirmed meet the rules, not every suite that exists. New Brighton had 94 development permit applications since 2023, 35 of them for suites. The registry lists 109 New Brighton suites, 35 of them added in 2025. As of October 2026, a secondary suite is a permitted use in R-1N, so a suite that follows every zoning rule here skips the development permit. A lot can hold one suite, not both, under the rules the backyard suites guide lays out.

What land use covers New Brighton?

Seeing a New Brighton basement at full size

Basements get planned around the things that can't move: the furnace room, the stair, the beam and the window wells. On the studio's walkable LED floor, the basement is lit at full size, room by room, with dimension lines, so you can stand in the rec room and see how far the sofa sits from the TV wall, or whether a bedroom still fits a bed once the closet is in. Freestanding walls, a sofa and a coffee table can be moved into place.

Changes appear on the floor as they're made, and you keep the recording of the session. Send the plan as a PDF or DWG at least three days ahead. The quote is free and depends on the plan's size: see pricing, book a session, or browse the communities hub.
