Permits issued, excluding cancelled ones. "Share of Calgary" is this community's part of the citywide count for the same project type and years. Declared value is what the applicant wrote on the permit application. It is not a quote and runs below real costs. Medians are shown only where a category has at least 5 permits. The rowhouse surge is recent: 1 in 2023, 4 in 2024, then 18 in 2025 and 17 by September 2026. Each had a median declared value of $974,098, which suggests buildings of several units, and they took a median of 130 days to issue. Semis peaked at 11 in 2025 and took a median 91 days, third slowest of 61 communities. Declared values are what the applicant wrote on the permit and run below real costs.

On existing homes, Forest Lawn had 50 renovations at a median declared value of $10,000, 20 detached garages and 16 suites altered from existing space.

Why do Forest Lawn permits take so long?

The data gives the wait but not the reason. A development permit here took a median of 98 days to a decision, and rowhouse building permits, counted separately, took a median of 130 days to issue. Only six communities in Calgary had a slower development permit median.

What stands out is the volume on R-CG lots: 122 applications, more than half of the 230 filed since 2023. R-CG is still Forest Lawn's largest district, at 22.4% of its area in the City's land use data from 5 October 2026, after the 2024 citywide rezoning was repealed on 4 August 2026. The new home permit time guide explains the steps between application and issue.

M-C1 (Multi-Residential - Contextual Low Profile) covers another 17.7%, R-C1 15.2% and R-C2 13.6%. As of October 2026, the site's legal basement suite guide lists a secondary suite as a permitted use in R-CG, R-C2 and R-C1, and a backyard suite as discretionary in each. Are suites common in Forest Lawn?

Yes, though most predate the permits on this page. The City's registry holds 360 Forest Lawn suites, the 17th most of 96 communities, and additions to it rose every year: 28 in 2023, 31 in 2024, 37 in 2025 and 54 by September 2026.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists suites the City has confirmed meet the rules, not every suite that exists. Suite permits ran slower. Forest Lawn had 16 suite permits classed as alterations of existing space (median declared value $64,624), 6 classed as new construction, the City's "New" work class, and 6 backyard suites, and owners filed 36 suite development permit applications. The backyard suites took a median 87.5 days to issue, fifth slowest of 26 communities; the backyard suites guide covers why each one needs a development permit in most districts.

Population and household figures are from the 2021 Census of Canada as published by the City of Calgary; dwelling types are from the City's 2019 civic census, the last one it ran. The 2019 civic census found 1,375 single-detached homes (40%), 767 townhouses (22%), 674 converted structures (20%) and 342 duplex units (10%). Owners occupied only 923 of 3,425 dwellings, 27%. That mix suggests a rental market that suits rowhouse units and suites.

Walking a Forest Lawn rowhouse at full size

A row of narrow units repeats one plan several times, so a mistake in it repeats too: a powder room door that swings into the kitchen, a stair landing with no room to turn a mattress, a rear unit entry that crowds the parking. At the studio, each unit plan is lit at full size on a walkable LED floor, room by room, with dimension lines, and you can walk it as a tenant would.

Freestanding walls stand in for party walls, changes appear on the floor while you watch, and the session is recorded. Send the plans as a PDF or DWG at least three days before. Quotes are free and depend on the plan: see pricing, book a session, or browse the communities hub.
