Renderings are best for finishes and light, painter's tape for testing one room, and virtual reality (VR) for the feel of being inside. A full-size floor shows true sizes and clearances across a whole plan, so everyone deciding can stand in it together. VR's weak spot is distance: a 2013 review found people judge distances in virtual environments at about 74% of true length (Renner et al., 2013).

What are 3D renderings good for?

Renderings show how the house will look: finishes, colour, daylight and the view from the street. They're also the easiest to share, since anyone can open an image.

TNT Renders, a Calgary studio, lists exterior renderings from $379 per house and interiors from $750 a project. A 3D walkthrough animation of your house plans starts at $999. Pacific Render's Canadian price guide puts professional exterior images at $900 to $2,500 each and animations at $3,500 to $15,000 or more.

Renderings are weaker on size. Someone else picked the camera angle, and you can't step sideways to check whether two people fit between the island and the counter. An animation has the same limit, because it follows a path someone else chose.

Enough when: the layout is settled and you're choosing materials, colours or the exterior look.

Does VR show your floor plan at true size?

The model can be exact to the millimetre, but your sense of distance inside it tends to run short. The 2013 review covered 20 years of studies and put the average at about 74% of true length (Renner et al., 2013). It predates today's headsets, so treat the exact figure with care.

The same concern shows up in a 2022 study, where construction professionals reviewed a physical mockup and a VR mockup of the same hotel room layout. It found "VR cannot yet fully replace physical mockups" (Astaneh Asl & Dossick, 2022). Among the reasons: how people perceive dimensions in VR, and no sense of touch.

VR still has real strengths. The same professionals called it a cost-efficient way to compare design options and layouts early on. A VR walkthrough of your house plans also shows ceiling heights and stairs, which no flat plan can.

A 2006 experiment suggests walking itself matters. People who physically walked while searching a virtual room did it with near-perfect efficiency, even when the room had only plain, low detail. People who could only look, or only turn on the spot, were significantly less efficient and often searched the same spots twice (Ruddle & Lessels, 2006). That favours any method where you walk, free-roam VR included, over steering through a model without moving your body.

In Calgary, TNT Renders lists VR tours from $1,200 per project, viewable in a headset or on a desktop or phone. Its AR service places a full-scale model of the building on your actual site, seen through a phone or tablet. Both start from a 3D model of the design.

Enough when: you want the feel of height and light, you're comparing early options, or you're sharing the design with people who can't be there.

Is painter's tape on the floor enough?

For one room, often yes. Painter's or masking tape costs next to nothing, and in a renovation you can tape inside the real room, with the real walls and windows around you. A studio can't give you that.

The writer of Addicted 2 Decorating taped out a planned closet in 2023, then wheeled a patient lift and two wheelchairs into it to check they'd fit and turn. Everything fit (Addicted 2 Decorating, 2023).

The writer of Of Houses and Trees taped out the upstairs of her house plan in a heated shop while it snowed outside. The hallway proved too narrow, and a bedroom wasn't as deep as the plan made it look. After standing in it, she and her husband cut the upstairs from two bathrooms to one, which freed space for a small walk-in closet (Of Houses and Trees, 2017).

Tape gets harder as the plan gets bigger. A whole level needs a clear floor at least as big as the plan, and one wrong starting line shifts everything after it. Without an empty slab or shop, you'll be renting space: Peerspace's Calgary warehouse listings run from $60 to $285 an hour, with minimums of one to four hours (Peerspace, 2026). Tape also has no walls, so it's harder to judge how enclosed a room will feel.

A printed full-size plan saves the measuring. Big Floor Plans prints plans at 1:1 for US$0.45 per printed square foot, with a US$100 minimum plus shipping, and considers Canadian projects case by case (Big Floor Plans). It's still flat, with no walls or furniture.

Another free option is walking showhomes. Broadview Homes, a Calgary builder, suggests visiting several to see how each layout will feel to live in, and charting your measured furniture on graph paper before you pick a plan (Broadview Homes, 2017). A showhome helps only as far as its rooms match yours.

Enough when: you're testing one room, like a kitchen aisle, a mudroom or a closet, or you're renovating and can tape inside the real space.

What does walking the plan at full size show?

It shows size, clearances and flow across a whole plan. At 1to1 Plans Calgary, your plan appears room by room on a walkable LED floor, lit from inside, with room names and dimension lines. Freestanding walls and furniture move into place: sofas, a dining table, chairs, a coffee table and a bathtub on wheels. Elevations go up on a wall-size screen behind the floor.

The studio makes changes on the spot and shows them on the floor right away. It records every session, and you keep the recording to share with anyone who couldn't come.

A full-size floor has limits of its own. It won't show finishes, colour or daylight, and you see heights in the elevations on the screen, not over your head. You're in a studio in northeast Calgary, not on your lot, and you walk very large plans a floor or a wing at a time.

Other walkthrough studios also show your plan at true size, and some project it from above instead of lighting it from inside the floor. As of September 2026, this is the only walk-on LED floor-plan studio in Calgary, and the nearest other walkthrough studio is a projection studio in Edmonton.

Enough when: your open questions are about size, clearance and flow, several people need to agree, or you're about to sign off.

Where a full-size walkthrough fits

It fits once you have a drawn layout and before you sign off or apply for permits, while a change is still a line on a drawing. In his experience, every client changes something: a wider island, a bigger pantry, a window moved.
