City of Calgary open data counts 38 addition permits there from January 2023 to 29 September 2026, third among 97 communities behind Lake Bonavista and Varsity, and 15.6% of every addition in the West sector. New houses are climbing too: 22 were permitted in 2025, more than 2023 and 2024 combined.

Permits issued, excluding cancelled ones. "Share of Calgary" is this community's part of the citywide count for the same project type and years. Declared value is what the applicant wrote on the permit application. It is not a quote and runs below real costs. Medians are shown only where a category has at least 5 permits. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.

The median declared value of $162,694 is what owners wrote on the permit, and the true cost runs higher; the home addition cost guide has 2026 prices by size and storey. The median addition took 30 days to issue. Additions and the 58 renovations, the second most in the West sector after Signal Hill, together outnumber new houses 96 to 53, so more Lakeview permits go to existing houses than to new ones.

Other work here came with high declared values too. Garages had a median of $55,549, tied for fourth highest of the 87 communities profiled here, and decks $9,630, tied for third highest of 73. Basements were rare at 7 permits, but their median 20 days to issue was the slowest of 87 communities.

Are more new houses being built in Lakeview?

Yes, since 2025. The jump from 9 to 22 new single-detached permits between 2024 and 2025 was the eighth largest increase of the 97 communities, and 2026 had reached 13 by the end of September.

These are big houses. Eight more were 2,500 to 2,999 sq ft, and only 10 of the 53 were under 2,500. The yearly medians stayed above 3,000 sq ft: 3,423 in 2023, 3,209 in 2024, 3,380 in 2025 and 3,078 so far in 2026. The median new house was declared at $584,158, fourth highest of the 73 communities profiled here with a median and well below real build costs; the custom home cost guide and the new home permit time guide cover cost and timing.

Can you build a suite in Lakeview?

Yes, though few owners have. Lakeview had 7 backyard suites, at a median declared value of $134,873 and a median 55 days to issue, against 3 permits altering existing space into a suite, all in 2024, and 2 suites built as new construction in 2025.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists suites the City has confirmed meet the rules, not every suite that exists. The City's registry lists 21 Lakeview suites, fewer than in 90 of the 96 communities with registry data. As of October 2026, a secondary suite is a permitted use in R-C1, while a backyard suite there is discretionary and needs a development permit; a property can have one, not both. The backyard suites guide and the legal basement suite guide explain each route.

How is Lakeview zoned?

Mostly single-detached. R-C1 covers 72.6% of Lakeview's districted area, and the Land Use Bylaw describes it as single detached dwellings with contextually sensitive redevelopment in the Developed Area (Land Use Bylaw 1P2007, s.384).

R-C1L, at 4%, is the same idea "on large parcels" (Land Use Bylaw 1P2007, s.366). S-SPR, for schools and parks, covers 7.5%, R-C2 4.8% and M-CG 3.2%, and residential districts take 81.8% of the community in all, the highest share of the 97 communities. Development permit applications, though, were led by R-CG with 87, ahead of R-C1 with 67. Check your own lot on the City's land use map.

Population and household figures are from the 2021 Census of Canada as published by the City of Calgary; dwelling types are from the City's 2019 civic census, the last one it ran. Newer communities have grown since. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.

The 2019 civic census found 1,688 single-detached homes, 72% of 2,342 dwellings, and 75% of dwellings owner-occupied. A community with both children and a large older population suggests additions that do two jobs: a main-floor bedroom that suits a parent now and a teenager later, or a bigger family room off the kitchen.

Walking a Lakeview addition at full size

An addition changes how the whole main floor flows, and the hard part is picturing old and new rooms together. At the studio, your plan is lit at full size on a walkable LED floor, so you can walk from the front door into the new room and see where the old kitchen ends.

Place the sofas and dining table in the addition and try the freestanding walls where you're thinking of opening up. Elevations go up on the wall-size screen behind the floor. Changes are made on the spot and the session is recorded for you to keep. Send a PDF or DWG at least three days before. The quote is free and based on plan size: see pricing, book a session, or return to the communities hub.
