Aspen Woods is where Calgary's big new houses cluster. Of 128 new single-detached houses permitted there from January 2023 to 29 September 2026, 84 were 3,000 sq ft or more on the permit, according to City of Calgary open data. Only Haskayne, with 88, had more houses that size among the 97 communities on this site. The median was 3,179 sq ft, and the median declared value of $556,992 was seventh highest of the 73 communities on this site with a median.

Key takeaways

  • 84 of Aspen Woods' 128 new houses (66%) were 3,000 sq ft or more, the sixth highest share of 74 communities with enough new houses to report.
  • Just 9 new houses fell between 2,500 and 2,999 sq ft, while 35 were under 2,500 sq ft, so new builds here split into two groups.
  • New house permits spiked at 63 in 2024, against 23 in 2023 and 24 in 2025, with 18 more issued by 29 September 2026.
  • Development permits took a median 30.5 days to a decision, faster than in all but 7 of 96 communities, and all 77 decided were approved.
  • A quarter of residents (25%) were 14 or younger in 2021, tied for ninth highest of 84 communities, and only 5% were 65 or older.
  • Only one detached garage permit was issued in Aspen Woods in the whole window, in 2024.

The yearly medians follow the mix. They were 3,267 sq ft in 2023, 2,648 sq ft in 2024, when the count jumped to 63, then 3,333 sq ft in 2025 and 3,327 sq ft in 2026 to date. The permit's floor area usually leaves out the basement, so a finished lower level adds more.

The $556,992 median declared value is what applicants wrote on the permit, and it runs below real construction costs. The custom home cost guide has real figures. New house permits took a median 28 days to issue; the new home permit time guide covers the steps.

Population and household figures are from the 2021 Census of Canada as published by the City of Calgary; dwelling types are from the City's 2019 civic census, the last one it ran. Newer communities have grown since. The 2019 civic census found 2,202 of 3,068 dwellings (72%) were single-detached and 507 (17%) were townhouses; only 13 were duplex units. About 80% were owner-occupied. A household of three or more in a 3,000 sq ft house suggests space beyond bedrooms: a main-floor office, a playroom, or a basement planned as a teen or guest suite. The primary bedroom guide is useful for the largest room.

How is Aspen Woods zoned?

R-1 leads, with Direct Control and two special purpose districts behind it. R-1 covers about 35.1% of the area, the third highest share of the 97 communities, and DC about 12.5%. R-1s takes about 6.7%, a share only one other community beats.

The City describes R-1 and R-1s as single-detached districts, and Direct Control as a customized designation with its own uses and rules for a particular property (The City of Calgary, land use districts). Two Special Purpose districts tie at about 11% each: S-TUC, which the City labels Transportation and Utility Corridor, and S-SPR, for schools, parks and community reserve. S-UN, Urban Nature, adds about 5.3%. The development permit record shows R-1 on 28 applications and DC on 26.

It also shows R-G on 29, from the 2024 citywide rezoning. Since the repeal took effect on 4 August 2026, a rezoned lot has gone back to its earlier district unless an R-CG, R-G or H-GO development was applied for or approved (The City of Calgary, 2026). Check your lot on the City's land use map.

Are there suites in Aspen Woods?

A few. The City issued 13 permits for suites created by altering existing space and 5 for suites classed as new construction, and 21 development permit applications were for suites. The registry lists 48, 85th of 96 communities.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists suites the City has confirmed meet the rules, not every suite that exists. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.

The 5 new-construction suite permits had a median declared value of $101,303, the highest of 72 communities with a median. That's the figure applicants wrote on the permit, and it runs below real costs. As of October 2026, the site's legal basement suite guide lists a secondary suite as a permitted use in R-1 and R-1s, so a suite that meets every zoning rule skips the development permit.

Walking a 3,000 sq ft Aspen Woods plan

A house this size doesn't fit on the studio's LED floor in one go, so it's walked a floor or a wing at a time, each lit at full size with room names and dimension lines. Big plans raise their own questions. Does the great room feel like one room or a hallway with furniture? Is the walk from the entry to the pantry short enough for groceries? The studio's sofas, dining table and freestanding walls let you test it, and elevations go up on a wall-size screen behind the floor.

Changes go onto the floor while you're there, and you keep the session recording. Send the plan as a PDF or DWG at least three days ahead. The quote is free and based on plan size: see pricing, book a session, or browse the communities hub.
