Yet open data to 29 September 2026 shows 26 new single-detached house permits since January 2023, 14 semi-detached and 7 rowhouse or townhouse permits, with a median new house of 2,315 sq ft.

Permits issued, excluding cancelled ones. "Share of Calgary" is this community's part of the citywide count for the same project type and years. Declared value is what the applicant wrote on the permit application. It is not a quote and runs below real costs. Medians are shown only where a category has at least 5 permits. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.
Garages ran at 14, 10 and 12 a year from 2023 to 2025, then 2 so far in 2026. Semis came in at 4, 0, 6 and 4. A rowhouse permit can cover several units, so its median declared value of $967,100 isn't the price of one home.
Renovations, additions and basements barely register: 9 renovations, 5 additions and 2 basements. The few renovations and additions declared high values, $70,000 and $199,944 at the median, the second and fourth highest of the communities profiled here, which suggests whole-house projects. All declared values are what the applicant wrote on the permit and run below real costs.

Four houses fell between 1,500 and 1,999 sq ft, 14 between 2,000 and 2,499, and 8 between 2,500 and 2,999. The 2023 median was 2,328 sq ft and the 2024 median 2,153; later years had too few houses to report. The median declared value was $391,138, and a new house took a median of 30.5 days to issue. The custom home cost guide covers real build costs.
Why do Spruce Cliff development permits take 100 days?
The data shows the wait, not the cause. All 63 decided applications since 2023 were approved, but the median from application to decision was 100 days. Only three of the 96 communities profiled here were slower, and all three are new suburbs.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists suites the City has confirmed meet the rules, not every suite that exists. The districts behind the applications give a clue to the kind of work: R-C2 and R-CG lots drew 27 each, and H-GO lots 21. The Land Use Bylaw 1P2007 names H-GO Housing - Grade Oriented. If your project needs a development permit here, the building permits guide explains the steps, and the data says to allow time.
Suites are rare. Spruce Cliff had 5 suite permits for alterations of existing space, 4 more classed as new construction and 1 backyard suite, and only 3 suite development permit applications. The 5 alteration permits were issued fast, a median of 8 days, the quickest of 80 communities. The registry lists 42 suites.

M-C1, Multi-Residential - Contextual Low Profile, covers 12.4%, direct control 8.6% and S-CS, Special Purpose - Community Service, 6.6%. R-C2's name points to houses and two-unit buildings, which matches the mix of new single houses and semis. As of October 2026, a secondary suite is a permitted use in R-C2, per the site's legal basement suite guide. R-CG isn't among the five largest districts by area now, though 27 of the development permit applications above were on R-CG lots; the 2024 citywide rezoning was repealed on 4 August 2026. Check your lot on the City's land use map.

Population and household figures are from the 2021 Census of Canada as published by the City of Calgary; dwelling types are from the City's 2019 civic census, the last one it ran. Newer communities have grown since. Owners occupied 841 of 2,431 dwellings (35%) in 2019. Only 4% of households had five or more people and 13% of residents were 14 or younger. A new house here enters a market of small households, which suggests weighing flexible rooms, like a main-floor office that can become a bedroom, over a fourth or fifth bedroom. The bedroom size guide gives the minimums.
Seeing a Spruce Cliff plan at full size
A 2,300 sq ft house on an infill lot has to fit a lot into its width: stairs, a kitchen island, a dining table and a living room in one run. At the studio, the plan is lit at full size on a walkable LED floor, room names and dimension lines included, and the dining table, chairs and sofas can be set where you've drawn them. Elevations go up on a wall-size screen behind the floor.
Changes appear on the floor during the session, and you keep the recording. Send a PDF or DWG at least three days ahead. Quotes are free and depend on the plan's size: see pricing, book a session, or browse the communities hub.
