Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. The registry lists suites the City has confirmed meet the rules, not every suite that exists. R-CG lots drew 49 of the 109 development permit applications and R-C2 lots 20. The 2024 citywide rezoning was repealed on 4 August 2026 and 99% of properties went back to their pre-2024 zoning, as the backyard suites guide sets out; in the City's land use data retrieved on 5 October 2026, R-CG covers 5% of Shaganappi. If you're planning a row or a semi now, the district your lot carries today decides whether it's allowed. The new home permit time guide covers the City's typical timelines, and the detached garage cost guide covers garages.

Population and household figures are from the 2021 Census of Canada as published by the City of Calgary; dwelling types are from the City's 2019 civic census, the last one it ran. Newer communities have grown since. The jump in registered suites since 2025 came in a community where more than 60% of dwellings weren't owner-occupied in 2019. The site's legal basement suite guide notes that the City waives registration fees until 31 December 2026; the data doesn't show whether the amnesty caused the jump.
Walking a Shaganappi rowhouse at full size
A rowhouse unit is a tall, narrow plan, and the trouble spots are at its ends: a front entry with no room to take off boots, a rear kitchen that only gets light from one wall, a stair that eats a third of the width. At the studio, each floor is lit at full size on a walkable LED floor, so you can stand at the front door and see how far the stair reaches into the room.
Freestanding walls show the party walls, changes are made on the spot, and you keep a recording of the session. Elevations go up on a wall-size screen. Send the PDF or DWG at least three days ahead; the quote is free and based on the plan. See pricing, book a session, or browse the communities hub.
