In South Calgary, the biggest new-build category since January 2023 is the semi-detached house: 33 permits, against 13 new single-detached houses and 20 rowhouse or townhouse permits. City of Calgary open data to 29 September 2026 puts the median declared value on those semis at $356,373, the third highest of the 61 communities with enough semis to report one. The few single-detached houses that do go up are large, with a median of 2,613 sq ft on the permit.

Key takeaways

  • South Calgary had 33 new semi-detached permits from January 2023 to 29 September 2026, 4.0% of all semis issued in the Centre sector, and 17 of them came in 2024 alone.
  • The median declared value on a South Calgary semi was $356,373, third highest of 61 communities; that's what applicants wrote on the permit, and it runs below real costs.
  • Semis outnumbered new single-detached houses here by 33 to 13, and rowhouse and townhouse permits added 20 more.
  • Nine of the 13 new single-detached houses were 2,500 sq ft or more on the permit, and four passed 3,000 sq ft.
  • In the 2021 census, 43% of South Calgary households were one person, the fifth highest share of the 84 communities with census figures, and the average household was 1.9 people.
  • Only 2 of South Calgary's 193 development permit applications since 2023 were for secondary suites.

What are people building in South Calgary?

Permits issued, excluding cancelled ones. "Share of Calgary" is this community's part of the citywide count for the same project type and years. Declared value is what the applicant wrote on the permit application. It is not a quote and runs below real costs. Medians are shown only where a category has at least 5 permits. The semi count peaked at 17 in 2024, then fell to 8 in 2025 and 2 so far in 2026. Treat the 2026 figure as year to date, not a full year. Rowhouse and townhouse permits held steadier at 5, 4, 7 and 4.

Two numbers in the table deserve care. Rowhouse permits took a median of 137 days to issue, against 29 days for a semi, and their median declared value of $851,353 usually covers more than one unit. And the renovation median is only $4,500, second lowest of 87 communities, which suggests mostly small jobs rather than gut renovations. Both are declared values, written by the applicant, and run below what the work costs.

Detached garages matched the semis at 33 permits, with a median declared value of $38,576. If a new semi on a narrow lot is your project, the garage size guide helps you check whether a two-car garage fits behind it.

How big are new single-detached houses in South Calgary?

Big for an inner-city lot. The 13 permits had a median of 2,613 sq ft, and none were under 2,000 sq ft.

Four fell between 2,000 and 2,499 sq ft, five between 2,500 and 2,999, and four at 3,000 or more. The floor area on the permit usually leaves out the basement, so the finished house is larger again. The median declared value was $423,637. For what a custom house costs to build, see the custom home cost guide.

Who lives in South Calgary?

Mostly small households. The 2021 census counted 4,540 people in 2,365 households, and only 3% of households had five or more people.

Population and household figures are from the 2021 Census of Canada as published by the City of Calgary; dwelling types are from the City's 2019 civic census, the last one it ran. Source: City of Calgary open data (building permits, development permits, secondary suite registry, census 2021 population, census 2021 households, civic census 2019, land use districts), retrieved 5 October 2026.

The 2019 civic census found apartments were the most common home, at 1,061 of 2,568 dwellings (41%), and single-detached houses only 583 (23%). Owners occupied 41% of dwellings. That mix is the setting for the two-unit infill: a semi is a new house on a smaller footprint, in a community where 43% of households are one person. The permits don't record who buys them.

What does South Calgary's zoning allow?

R-C2 covers 45.1% of South Calgary's area, the largest share of any district here. The Land Use Bylaw 1P2007 names it Residential - Contextual One / Two Dwelling, and as the name says, it's written for buildings with one or two homes, which is where semi-detached infill fits.

Multi-residential land is the other big block. M-C1, which the bylaw calls Multi-Residential - Contextual Low Profile, covers 21.5%, and M-C2, Multi-Residential - Contextual Medium Profile, another 4.5%, for 28.8% across the multi-residential districts. S-CS, Special Purpose - Community Service, covers 8% and direct control 5.3%. In the development permit record, R-C2 lots drew 44 applications and R-CG lots 36. The 2024 citywide rezoning was repealed on 4 August 2026, as the backyard suites guide explains, so check your own lot on the City's land use map.

Can you add a suite in South Calgary?

Yes, though few owners have. As of October 2026, the site's legal basement suite guide lists a secondary suite as a permitted use in R-C2, so one that meets every zoning rule goes straight to a building permit.

Development permits applied for from 1 January 2023; many home projects in Calgary need only a building permit, so these are a subset of all work. South Calgary had 4 suite permits for alterations of existing space, 1 classed as new construction, and 1 backyard suite. The registry holds 55 suites, and 23 of them were added in 2025. Of 158 decided development permits, 157 were approved, with a median of 52 days to a decision.

Seeing a South Calgary plan at full size

On a semi, each half is usually narrow, so the walkthrough question is width: can two people pass at the island, and does the stair eat the living room? At the studio, the plan is lit at full size on a walkable LED floor with room names and dimension lines, and you stand inside it. Freestanding walls and the dining table can be moved into place, and elevations go up on a wall-size screen behind the floor.

Changes appear on the floor during the session, which is recorded for you to keep. Send a PDF or DWG at least three days ahead. Quotes are free and set by the plan's size: see pricing, book a session, or go back to the communities hub.
